GUARANTEED RENT
NO FEES OR COMMISSION
Our Guaranteed Rent service offers landlords the benefit of a guaranteed fixed income on their property, regardless of whether or not it is let or the tenant stops paying. We also guarantee your agreement start date and the internal condition* It's the perfect 'let and forget' solution for busy landlords.
How does it work?
No catches! We effectively become your tenant, guaranteeing you a fixed rental income. We then sub-let the property, taking great care to select the right tenants and then manage the property throughout the full duration of the tenancy.

FULLY MANAGED PLUS
18% (INC VAT) COMMISSION
£600 (INC VAT) SETUP FEE
The Fully Managed Plus works in the exact same way as our Traditional Fully Managed Service, the difference is that it includes Rent and Legal insurance, covering landlord's for rental arrears and legal costs should the worst happen.
This scheme works differently to our most popular Guaranteed Rent Service because this is an insurance product opposed to Northwood becoming your tenant.

The Fully Managed Service is suitable for landlords who have limited time to manage their property. We look after every aspect of the tenancy just as we would with the Guaranteed Rent service but the key difference is that we do not provide guaranteed rental payments.
We charge a set up fee for finding the tenant, assisting with property preparations, interviewing tenants, drawing up the agreements and preparing the inventory. We then charge a monthly commission for managing all tenant enquiries, undertaking regular maintenance service, rent collection & move out procedure.

I am sorry that you do not agree with deposit deductions that your landlord has claimed for. As an agent, we work on behalf of the landlord and whilst we can provide our professional advise to them, I'm afraid that we have to take their instructions when it comes to making a claim against a tenancy deposit.
If you do not agree with the claim that your landlord has suggested, you are able to the deposit into a dispute where an independent adjudicator will then assess all evidence provided by both parties.
The independent adjudicator has no connection whatsoever with Northwood and is appointed as an Independent Case Examiner for the government approved Tenancy Deposit Scheme used for your tenancy.
