I stayed in a flat with Ace Relocations for 6 months between 2019 and 2020. Throughout my tenancy they were very unhelpful and completely unprofessional. During my time with them the only toilet in the flat was blocked and unusable and it took almost a MONTH of me persistently calling and emailing for them to deal with the problem (they claimed that they needed to figure out payment before even establishing what caused the blockage). They also made a huge reduction from my deposit that was completely unnecessary and overestimated. They deducted £110 (£50 for light cleaning in the room and £60 to steam the mattress) despite the fact that I had left it in the same condition as it was at the start of my tenancy. Before moving out I spent a whole day cleaning the room and used a mattress protector for the entire time I lived there. I also checked prices for mattress steaming and it was significantly less than what they charged me. Furthermore, they deducted the money without even telling me why, I had to email them to ask why I hadn't received my full deposit back. Before you sign the lease be prepared to receive a poor quality service and to lose a significant amount of your deposit.

I'm in a similar position - they owe me part of my deposit still. I recommend you report them to Trading Standards and let them know your deposit wasn't protected (it's illegal). I had the same experience as many people here. I went to their office to speak to them about a few of the properties that I saw were advertised on gumtree. I also am in a similar situation - vacated a room after endless different problems and they are now holding back a portion of the deposit for no good reason. It's illegal for a landlord not to put deposits into a protection scheme and they can be fined for this and have to pay tenants multiples of what they are owed back - report them. The company are obviously very nearly bust though - all of the property owners that they had contracts with are slowly taking their houses / flats back from them ...
