Shysters or simply representing unscrupulous landlords - i'm not sure.
Regardless, be very wary when you rent from these guys. Nearly 4 months down the line that is me finally getting my deposit back after fighting about cleaning and the replacement of a carpet in one of the rooms. They tried to bill me £85 for the cleaning of the apartment when i left it, failing to take into account that i gutted the place at my own expense when i moved into it. i was stupid and didn't take pictures to document this hence the dispute. The bill for the new carpet in the bedroom was utterly ridiculous. I put some artificial grass in my bedroom so that i could chip a golf ball in times of boredom and i fully accept that it wasn't suitable for a bedroom. The shysters wouldn't however take into account that i had replaced the carpets in all the other rooms as well as the vinyl in both bathrooms and the kitchen. Not in astroturf it has to be said but in proper carpet and vinyl. This cost me approx £500 which was fine as i was going to be in the flat for a number of years and wanted some decent carpets. The shysters however tried to charge me £280 for a 9m2 carpet.
Needless to say after a lengthy period of dispute i got the majority of my deposit back.
Be warned and take lots of pictures on entry into any property you are letting from these guys. You will need them for the inevitable fight about the deposit at the end of your lease.

What agent could do to change your mind?
Be there for both tenants and landlord. Help the tenants more (when it comes to property maintenance) - they are the middleman between the tenant and landlord but they clearly failed.

What agent could do to change your mind?
Acknowledged problems, attempted to fix them, left the flat in a reasonable state (it was disgusting) and not expect it to be in a better state when keys handed back (although it was by far). Not be so blatant in cheating the tenant out of the deposit and by sticking to the terms of the lease agreement.
