Please do avoid this letting agent!!Before I even rented a studio, my viewing was cancelled twice based on the fact they(Rupa Vara, Portico Hammersmith) did not have the keys and an explanation, could not reach the landlord, and the tenant did not know they would be coming for viewing. I was kept standing and waiting outside the flat for an hour in each occasion. I was not shown the actual condition of the property. The process was suspicious from the start, but I went along to rent the place since it was only for three months. By the way, I had paid the three month rent and deposit in advance. I found the place extremely dirty when I checked in and Portico blamed the landlord for cleaning. Only 2 days after my persistent efforts, they (Melissa Ames, Portico Hammersmith)agreed to send over cleaners. In addition, there was a huge equipment belonging to the landlord and many personal belongings which they refused to take action about despite the tenancy agreement. They were all fragile items that involuntarily kept me under responsibility. Before my checkout, they also requested check out and cleaning fees from me which is unlawful. If I did not object, I would unknowingly paid those. They now want to deduce from my deposit for so called personal items not on the inventory check in/out. And when I said I want the disputed amount to be transferred to TDS and the undisputed amount to me, they(Regan Hutton on behalf of Portico)stopped replying my mails. It has been more than a month since my check-out, and they are not paying the undisputed amount back nor replying to my request, simply confiscating my money making use of the COVID-19 lockdown. I cannot find no reasonable explanations for this other than fraud. Do not ever consider approaching them as a tenant at all costs!I am also planning to take legal action against Portico if I do not get a reply soon.
