Please avoid whether you are a tenant or a landlord. Absolutely shocking service, or to be more specific its absence, moreover contract bleach as well. Do they actually pay for good reviews as we have nothing good to say after over a year of tenancy .... We moved into an executive 1 bed flat at Battersea paying around 2k a month. We were suspicious from the very beginning: a viewing cancelled on the day, property reappeared after a failed offer. As many of us in London, when it comes to property market we decide to give it the benefit of the doubt. We ended up paying the highest referencing fees ever, Portico wasted 6 weeks before they actually started the process (the agency even casually emailed my manager asking bluntly whether I will pass my probation). Check-in report picked up 21 maintenance issues, not to mention it did not include meter readings or entry codes to the building. 6 months into the tenancy and only one maintenance issue has been addressed, on the top of unanswered calls and emails. When we officially requested landlord's contact details (on two occasions), as they were not mentioned in the tenancy agreement, Portico just ignored our requests. Later I saw our property advertised in lettings, never mind we were still within a break clause. When I called up to enquire a week later as a potential tenant, I was told it was rented out a day ago and luckily they have 'even better property for me with a similar school conversion layout' - what? When I asked for an official explanation from the branch manager, this time as an existing tenant, I was told it was a technical error and all their property adverts went live overnight - what a lie, does it really take a week to notice! Naturally we decided to move out as soon as the break clause was over not to deal with all this nonsense. To our big surprise, Portico decided to avoid any conversations about deposit repayment. When we reached a 2 months mark from moving out date, we refused to follow Portico instructions to wait further (God knows why - they still have not provided a single quote even if they wanted to make any deductions) and went straight to the deposit protection scheme (if you cross a 3 months mark, deposit protection scheme can not help you - how sneaky of Portico). Luckily, a couple of months later with TDS help we got all our money back, even though Portico tried to bill us for repairs which were flagged in their own check-in report. Being a landlord as well as a tenant ourselves we have never came across such appalling agency as Portico. Please avoid at all cost!
