Where shall I start..
the room is lovely the house as well , huge HMO good conditions etc
nothing wrong with it, despite the fact that on viewing they sent me a property inspector that bless him he's been so nice, im not going to address the fact he was late London and surroundings are quite bad especially with roadworks but the lack of professionality when you speak to someone that tells you he's going to be there and then someone else turns up is a red flag at least advise.
And im quite sorry because the property was nice price was outstanding driveway etc.
on the positive side I can say that the girl I spoke after the viewing was quite professional and answered all my questions about concerns etc that ideally would be in 2 months etc
so I proceeded to speak to my landlord for a notice and after this i contacted back the number that i spoke to and after being sure that the moving wouldn't have happened before april
no reply received..
so i decide to call the office and on my surprise someone told me that the room was available immediately
so i offered to pay the holding deposit as i was quite happy about the room etc well he told me that i had to pay the rent in advance, ok i can do that no problem but after my question was " is this rent payed in advance covering the month of april?" the guy told me " no it covers march"
well in march im still living and paying the rent in my previous room
why do i need to pay two rents why can't i pay the rent of april in advance
if someone finds sense in what he said a comment would be helpful.
and no im not a crazy tenant like in some of those reviews
but i feel to leave this negative review for the lack of professionality and the disgusting manner to ghosting an applicant which might not fit
Just say no im afraid the property won't be available for this

As a letting agent i would never and never treated anyone like this before i've rented with dodgy companies in my first months and they always been helpful anyway
in this case im utterly disappointed and some reviews might be set up but sure a bit of truth is lying
and if my english is not the best im not native british bear this in mind

I'm in a similar position - they owe me part of my deposit still. I recommend you report them to Trading Standards and let them know your deposit wasn't protected (it's illegal). 'Ace Relocations' have apparently filed for insolvency - they're transferring everything to 'Safe Relocations' - run by the same bunch of cowboys, but trying to cover up their previous mess. ...

I had the same experience as many people here. I went to their office to speak to them about a few of the properties that I saw were advertised on gumtree. I also am in a similar situation - vacated a room after endless different problems and they are now holding back a portion of the deposit for no good reason. It's illegal for a landlord not to put deposits into a protection scheme and they can be fined for this and have to pay tenants multiples of what they are owed back - report them. The company are obviously very nearly bust though - all of the property owners that they had contracts with are slowly taking their houses / flats back from them ...
