Before I signed a contract and handed over my money to the company, I saw all these reviews and raised my concerns to Chris. He proceeded to have a conversation with me lasting around thirty minutes convincing me and telling me the reviews were all unfair.
I paid the advance payment and was scheduled to move in December 6. On the morning of December 5, I get a call from Ace Relocations saying that I would not be allowed to move in because I failed referencing. Keep in mind that I signed the contract and sent the money to them in November. They therefore had chosen to take my money and tell me at the last minute that I had "failed referencing". Due to their deceit, I incurred costs of over £280 in addition to the advance payment which they refused to refund.
Below is a transcript of the most recent correspondence I had with them.
Me: Good afternoon Chris,
You blocked my number instead of getting back to me over a week ago. I hid my number which resulted in you picking up around five minutes ago but when I started talking, you hung up.
Please be informed that I have contacted a solicitor regarding the issues I discussed with Ace Relocations, particularly with Sophie, several times. I should add that all my attempts to get the issues resolved have gone unnoticed and unanswered by your company.
I have included below, the response which I got from my solicitor.
Dear Ifeoluwa,
Please be informed that we have reviewed the Application for Licence Agreement attached to your mail. We have made the following observations;
1. Under the Advance Payment Terms and Conditions and in Clause 2; it is stated that payment does not mean that you will be granted a license.
2. Clause 3 states that your creditworthiness will be verified. Apparently this can only be done through referencing by your financial institution, or contacting your formal landlords if any, and/or your employers.
3. Clause 5 listed conditions under which the Advance Payment would be retained by Ace Relocation International.
4. There is no where it was stated that failure of referencing would give the property company the right to retain the advance payment.
5. We do not want to assume that failure of referencing is subsumed in any of items (a) to (e) of clause 5 when it was not so stated expressly.
Conclusion:
We are of the opinion that you could recover the advance payment though you might not recover other sundry expenses
We therefore advise you to apply for a refund of the advance payment made by you. In the event that they insist that you do not have a right to recover same, concrete reasons should be given for their position.

I have attached a copy of the agreement which I signed when I paid the advance fee. I look forward to getting a response on the matter or I will be taking this dispute further.

They responded with: Dear Ifeoluwa,
Thank you for your email.
Your advance payment was withheld as you failed referencing.
We spent time completing all paperwork, cancelling viewings and carrying out reference checks so the advance payment convers these cost.
As you failed referencing, this is at no fault of our own and we could not allow you to move into the property.
The advance payment will not be refunded and if you wish to pursue this further, your solicitors can contact myself.

Bottom line, don't trust them. Don't give them your money. Trust the online reviews. They (including Chris the owner) will do and say anything to convince you to part with your money. Once you do, they will proceed to scam you and deceitfully hold on to it without fulfilling their end of the bargain.
I didn't pay heed these reviews. I trusted them and it got me nowhere.
Be smarter than I have been and take your money to a more reputable company.
