Awfull company!!! I have a dead rat inside the bedroom wall for over 2 weeks now and I contacted Lenwell in the first week we realised the terrible smell in the bedroom was actually coming from the wall.It was on Monday, the 28th of August.I kept calling and sending emails,as I saw they weren't doing anything.Actually,I had to call Council, as the agency did not care at all about the situation.They were telling us we have to wait,as the landlord has not answered yet.Actually,he wasn't informed,as I would soon find out on Friday, the 1st of November.It was on that day they sent someone from Thorne( who deals with the repairs) who came and checked the situation.They told us it was someone from Pest Control (not think so!!!).He said he deals with the exterior of the building and not the interior.And he can't actually do anything as landlord was still not aware of the situation of the rats issue( before this event we heard plenty of rats in the walls and around the building). Therefore, I called again the Council and the agency.No one was answering at Lenwell.And from the Council, after they heard me crying at the phone while explaining the situation, they asked who is the landlord so they can give him a call.Thus, the landlord( actually a company) was made aware of the issue on Friday afternoon.He didn't knew anything up until then.Nonetheless, agency said we have to suffer 10-14 days and the smell will go away.They can't take the rat out, as it would be too expensive to do the repairs.No other explanation.Meanwhile, we developed health issues and had to sleep on a sofa in the open kitchen,as bedroom cannot be used at this moment.All of this,while still oaying for the whole rent.I don't think this is fair from them.WORST LETTING AGENCY EVER!!!Don't rent with them....We had also other issues in the past from them,starting with the shower which almost felt on the ground until someone came to fix it.The contractor said that if he would be coming 2 days later, we would had fall from the bathroom and injured ourselves.The central heating had many,many issues as it is very old( however, they won't replace it as it is too expensive).Not to mention the rats problem, which they were aware of and did not do anything yet.

I would recommend the agent but advice to tenants; know your rights and be vigilant. They are friendly and will get things done, but do need a push sometimes.

Very true . Even I am having the same issue . There is no hot water facility apart from shower (over a month now) as due to short circuit in house for which they have not even provided the electrician and I got my mine who charged me £90 for 10 minutes . I have not received money yet from Lenwell which they said they will pay me back. That's sad and no signs of professionalism. ...

They will lie to you about the property that you are looking to rent e.g. that they will clean the property if it needs it, remove previous tenant's property, council tax bands. They will provide you with out of date inventories for the property. ...

What agent could do to change your mind?
They just need t have an ethical code of standards that they can follow. They tend to give themselves awards and display them on their websites/ email signatures but you can never actually find these awarding organisations. Lenwell give themselves their awards. All of their staff are trained to maximize profit without any ethical guidelines, essentially like chuggers or cold callers.

do what I pay them for and what I want them to do so my house does not get repossed they know all the circumstances of why he goes missing so should be more understanding and I should not have to pay a solicitor wgen money is tighter than ever to get this done as my name is on there details and also onthe mortgage
