Me and my flatmate are currently university students.
We signed contract with the 26 museum street office and i am very satisfied with their service.
However when we move into the flat, we found out the flat is managed by Michael Kennedy, the head of property management from the 3Parkway office, and this is when the nightmare came.
The contract started on 17th August 2012, but we only move into the flat on the 22 September because the flat WAS FLOODED so we can not move in.
When we did move in, the majority of the flat DOES NOT HAVE FLOORING, half of the light bulbs in the room does not light up and 4 windows are broken and can not be opened. The flat is in a very dusty condition as well.
There are also metal fences on the window which we could not take off, it's kind of feels like in a prison.
Before we move in i have contacted Michael Kennedy numerous times by phone and email.
He said the everything should be done by 20th September but he does not guarantee it.
Now, it HAVE BEEN 2 MONTHS, AND THE FLOORS ARE STILL NOT FITTED.
So we lived on concrete floors for more than 15% of our tenancy already.
I called him at least 3 times a week and emails him about the floor. He can always find some strange excuses to delay it.
At the moment we still can't open most of the windows in the flat and Micheal Kennedy always say that the contractors will fix them when they do the floors, but the contractors still haven't fixed it.
Also, strangely enough MICHAEL KENNEDY REFUSE TO DO AN INVENTORY CHECK DESPITE ME STRONGLY INSIST IN DOING ONE.
The excuses he gives is even more ridicules. He said that the landlord have spend some money refurbish the flat after it is flooded so THERE IS NO BUDGET LEFT FOR AN INVENTORY CHECK.
It also took him 3 weeks to replace the broken washing machine left in the flat. so the whole of first month we lived in a floorless flat with locked fences on windows which does not open and washed everything by hand or sent to dry cleaning.
I tried complain but his staff told me that he is their boss, so all the complaint goes to him anyway. They don't seem to have any internal procedure for dealing with complaints.
I WOULD WARN ANY PROSPECTIVE TENANT TO STAY AWAY FROM THIS AGENCY or at least note in their contract not to be managed by Micheal Kennedy's property management team.
What agent could do to change your mind?
when they don't spend 2 month to fit the floor and replace or repair washing machine in a month.
we should be given compensation for the time when the flat does not have floor.

I am having very similar problems with Edmund Cude and Michael Kennedy management.My tenancy started on 1st Jan 2013. I first approached the agency looking for a long term tenancy agreement. 24 hours after having paid 300 pounds holding deposit in order to secure the property, the agent treats to rent the property to someone else and to keep my money if I don't sign terms and condition for a 6 months tenancy only. I then had to pay 6 months in advance and 6 weeks deposit in order to pass their reference check. I then move in only to realize that everything was broken in the flat (electric cooker, fridge/freezer, wash machine, combi boiler and it was -5 C. It took 4 weeks for things to be replaced/fixed as the landlord had vanished to Nepal with my money and the agency was telling me that they could not do anything about it as they did not manage the property. Also, the carpet in the bedroom is rotten and causing me horrid cough attacks. After1 and a half months and just when I am getting somewhere with the landlords about removing carpets and painting plywood underneath it with anti mould paint, Michael Kennedy gets in saying that now he is managing the property. He then tells the landlords that the carpet is not their responsibility and that if I want them to do anything about it I need to pay extra rent. Also, the flat was handled to me in a very poor state of cleanness. I had to clean the extractor fans from 40 years of dirt, a 40 years old bed frame with old springs (it was covered on a crust of dust and would have damaged the new mattress I had to buy. The mattress provided was full of stains. The ceiling lights in the bedroom and lounge were also broken. One of the windows in the bedroom doesn't open, the bathroom extractor fan was broken and so on....I moved in, could not heat the flat, could not have shower or bath, lost all my frozen food (I should have left it out the window in order to keep in refrigerated as it was minus 5 but I did not realized the fridge freezer was broken until everything was spoiled. The worst move of my life. I don't wish it not even to my worst enemy.
