My tenancy with Moginie James has been constant stress, lies and let downs. Unfortunately they are an agency who will fob you off with lies at every point until you stand up to them.
I rent a flat from MJ who advertised as water included. This was on the advert, confirmed by the agent showing the property and confirmed after moving in as they contacted to Welsh Water to say the landlord would be paying for the water rates. This was all well and good until I receive a letter 6 months later with an outstanding balance of £177 and 5 days to pay it or there will be a default on my credit file. I spoke with Welsh Water who advises a member of staff from MJ have emailed to say that I should be responsible for the water rates. MJ did not even have the courtesy to contact myself and have so far taken a week to try and speak to the landlord to see if she will pay it. They still have not spoken to my landlord and have not been bothered by the fact that the account with default and have advised they can't do anything until a person is back from holiday. This has forced me to take legal action against MJ.
Unfortunately this is the tip of the iceberg. Upon moving in the bed was supposed to be replaced as the old mattress was smelly and stained, and the bed frame was completely broken. This took MJ 4 days and countless phone calls to resolve leaving me unable to reside in the new flat.
Upon collecting my keys I was told they do not have a parking permit but they would look to order one ASAP. I receive 2 parking tickets in a week after MJ supposedly contacted to say that I was a resident. After receiving said tickets I called the parking company who advised MJ had not been in contact nor had they even ordered a car park pass, this is over 7 days later.
A further issue is the curtains fell down in my bedroom, in the middle of summer so you can assume how annoying this was. This took MJ 3 WEEKS to resolve as they said they could not get hold of the landlord. In the end they “specially authorized it” as with MJ you will get no one unless you kick up a fuss.
A very sad state of affairs from an agency apparently so highly thought of. Avoid at any cost as they will lie to you and fob you off at any opportunity.
