We offer our landlords a very simple, transparent and highly competitive fee structure - a one-off set-up fee of £300.00 when we first let your property, a monthly management fee of 12% of rent received thereafter and £200.00 for any subsequent re-lets.
And that's it - inventories, inspections, documents and referencing is all included in our management charge so there are no other fees at any time, ever.
For those landlords wishing to self-manage, we also offer a Tenant Find service for only £450.00, including all marketing, referencing and production of the AST.

Before submitting a tenancy application, please discuss your exact situation with us and – most of the time – we will be able to give you a good idea of whether or not we can help you, as long as you are honest and tell us everything upfront (we’re going to find out anyway, so you are wasting both our time and potentially losing your holding deposit if you don’t).
A holding deposit of one weeks rent is required with each tenancy application, which will form part of the (typically) five weeks security deposit due on signing the lease.
A property will not be withdrawn from the market until this is received.
A holding deposit will be forfeited if –
* The tenant withdraws
* The tenant does not take all reasonable steps to enter the tenancy
* The tenant fails a right to rent check
* The tenant omits information or provides misleading information which materially affects their suitability to rent the property

Your tenant was unable to confirm a definite move-in date until the last minute, which was then relayed to you as soon as we were aware of it. It's frustrating for all concerned when we do not have as much notice as we would like for the commencement of a tenancy, but this is one of the joys of property management...
With regard to the works required, this was for a repair to the oven which became apparent the day that the tenant moved in. This was indeed instructed straight away as it was urgent - she needed to be able to cook - and in line with our Terms of Business (authorising us to instruct works up to £250).
Since then, you have asked that all maintenance work - irrespective of cost - be discussed with you first, which we were more than happy to agree to.
Obviously we are disappointed that you feel the service you have received is only worthy of a two star review - especially given that we let your property almost immediately to an excellent existing tenant of ours - but going forwards we do look forward to working with you in the hope that you will revise your opinion in the near future.
