The assistant branch manager visitied our cottage to give a valuation for sale. She emailed saying she was finding it very hard to value it as there were very little comparable properties - Excuse me, this is a 2 bedroomed terraced Victorian cottage - hardly a unique property? She eventually came back with a valuation £10,000 less than we wanted to market it for and she would not budge, saying when properties are overpriced to start the price then has to be reduced, spouted all the statistics of their sales. We went to another agent and within 3 days of marketing we received an offer of £12,000 more than Fulfords wanted to market it for. The sale has now gone through so the moral is go with your instincts and don't be over ruled
