I would like to warn both landlords and tenants to stay away from advertising or renting a property from these agents.
I have recently left a tenancy with Let Solutions. I also now own my own home which I intend to let out as a landlord in about a years time. Through my personal experiences as a tenant, I will not even consider using this agency.
They take no interest in the property under their watch. As a tenant I had to repeatedly speak to agents about issues with the property. There were faulty spotlights, a fuse that continually tripped, a shower that couldn't be used as it would set off the fire alarm for the whole block of flats, a boiler that wouldn't work unless the booster (immersion) was used, condensation between window panes, and other small faults such as a window that couldn't shut once opened and the key hole loose on the front door. I lived in this property as a tenant for two and a half years. Nothing was sorted, despite being brought up at each inspection (every 6 months) and email contact.
Additionally, at one point in our tenancy, the policy for accessing the apartment block changed meaning that all tenants needed a key. No one informed me of this change and therefore I returned home one afternoon unable to access my home. The agents had the gate key - how ridiculous!
Once leaving the property, Let Solutions are trying to remove a huge chunk of my original deposit for no reasons. They have sent through a 'check out list\' of problems with a lot of fabricated problems. For instance, they have said taps were left on, cupboards were uncleaned, toilets were not wiped, sofas were stained with huge white prints. There were many other issues highlighted. Reading the comments from Let Solutions, you would really get the impression that the place is inhabitable.
Fortunately, I have had issues with estate agents before and took photos of all areas of the property as my last task before leaving the apartment. Let Solutions are refusing to accept this photographic evidence, which is simply ridiculous.
Additionally, the pictures show no white marks on the sofas and that the taps etc were perfectly clean. I therefore have no doubts in my mind that any alterations to this fact were committed by Let Solutions as a way to retain deposit money. THEY ARE LIARS, and clearly they were unaware that I had taken precautions by photographing the apartment myself. Yet being the unprofessional agency that they are, have taken a stand and are now refusing to back down. They refuse to even address the evidence at hand in a "what we have said stands" attitude.
I had a team of 5 cleaners in before I vacated. The place was thoroughly cleaned and has no need to be cleaned again by the Let Solutions team - they have quoted that it will take their team 4-6 hours, for a tiny 2 bedroom apartment! What a joke!!
I have had discussions initiated with an independent review board as Let Solutions do not even acknowledge my point of view or evidence. I have also contacted the Watchdog and Rip of Britain agencies. I will now be contacting the over-riding bodies (I believe it may be a trading standards or an Ombudsman) so that my complaints against the company are officially logged.
There needs to be increased regulation of estate agents in general, far beyond the realm of Let Solutions, as these type issues are commonplace. It seems to be established procedure, which is both disgusting and wrong.
Please do yourself a favour and STEER CLEAR OF THIS AGENCY. It really is appalling and disgraceful.

What agent could do to change your mind?
- improve communication
- do not use one contractor (an electrician) for all issues with the property - nothing gets solved!
- do not fabricate information about the state of the property when a tenant leaves
- address all raised points
- read communication more clearly
- do not try to scam money for no reason
- recognise general wear and tear
- undertake inspections and check outs when you agree to
- take a general interest in the property you are managing
- make it your business to know about the properties under your care (e.g. the change in key policy!)
