It has taken us 22 months to write this because we were doing our best to patiently submit our complaint to external bodies but to no avail thus far although we have been advised to continue to pursue our complaint. Nevertheless, for anyone willing to accept our review in good faith, please heed our warning.
We found a lovely flat in Sydenham in September of 2016 which was completely managed by the landlord with whom we had several dealings over the course of our tenancy. She was the best landlord we ever had.
We then decided to move further out of London and when it came time to refund our deposit and extra rent that we had been promised directly by the landlord would be returned promptly, we were refused all money owed by two Pedder employees - Ameena at the Sydenham branch and Darren in Crystal Palace - both of whom said that we weren't entitled to any of the aforementioned money back.
We were lied to on two accounts: firstly, they said that the landlord instructed them to withhold all of an entire month's rent and was insisting on it being owed rather than just the two extra days that we were in the property of that next calendar month and secondly, they told us that the landlord didn't agree that we were to be refunded the full deposit.
When I continuously questioned both employees, Ameena was very rude and told us that “we weren't very smart to have not put our agreements with landlord in writing and so, tough for you.”
This and many other comments both by telephone and in emails which we
have kept as evidence made us question their professionalism and the veracity of their comments.
Finally, we contacted the landlord who had been away during this time and she was horrified by what she read in the last series of emails exchanged between us, and Ameena and Darren. Proof of their ineptitude, indeed their stupidity, is that they had not remembered that the landlord managed the property and that we had her contact details from the start of tenancy. Did they think that we would not contact her to confirm the decisions taken by the agents regarding the end of our tenancy??
In any event, the agents contradicted one another in their lies and one of them had actually told the landlord that all of the deposit and extra rent had been paid back! So they intended to keep the money from both us and the landlord!
After I pointed this out and passed on these emails to the landlord, Darren informed us that it had all been an error; the money had been “misplaced and found in a secure place and would now be immediately refunded in full.
I cannot necessarily comment on the organisation as a whole however it seems negligent that no one higher up replied to our further complaints nor were these two agents held accountable.
England has some of the sloppiest regulations covering this sector of business activity and it is a rare thing nowadays to find agents who are educated enough to write at university standard. It may not be rare to find honest agents but Pedder were disgracefully dishonest in our case and the fact that they have had nearly two years to rectify what was indeed conspiracy to commit fraud of approximately £3,500 does indeed taint the whole organisation.
Please avoid dealing with this estate agency at all cost.
