I would like to preface this by stating that I have been renting for 10 years now with both agencies and direct landlords and have never had a company so involved in the minutiae of my existence. I lived in a B&R managed property for 2 years and currently have almost 300 emails from correspondence with B&R.
Continuously bombarded by B&R over ridiculous issues. Lived in a property with an upstairs neighbour that had their own issues and displayed difficult behaviour. I.e would remove stuff she did not deem worthy of being thrown out from within our bins and place at our front door. This neighbour managed to get B&Rs contact details and was constantly reporting back resulting in us feeling as though we were living in a police state. instead of seeing the situation for what it and acting on our behalf B&R then started to act on behalf of the neighbour. This resulted in me being rung whilst at work to accuse me of stealing a bathtub that had been by my neighbours bin for over 2 weeks. This was only one of numerous issues they indulged the neighbour in instead of asserting any authority that our property was actually none of this neighbours business. In the end I felt as though it was impossible to exist in the property without constant emails from B&R as well as constant problems going unresolved.
One example of such problems was the mold under the stairs which we first raised as a issue in early 2018. By June 2019 still nothing was done despite continuing requests for access and multiple people coming to look at the property and do nothing. Eventually we were told that the works would result in no electric/water to the property for the duration. However, when we gave our notice it was then imperative for B&R to start the works immediately and again we had to fight our corner for the works to take place in void time due to the massive inconvenience it would have caused.
I will close with another example that illustrates B&Rs ridiculous money grabbing nature. I have attached a picture of our garden when we moved into the property. As is evident the garden is strewn with building materials and is overall not the state you would expect to recieve your property from a 'professional' letting agents. We cleared the garden only to be told 2 years later when trying to redeem our deposit that they were going to charge us £97 for removal of this debris. Insane.
Overall, if you wish to be bombarded by accusatory emails for daring to exist in your home and you are not attached to your money then feel free to use B&R. However, if you have any sense I would strongly recommend to avoid.
