The service from Manny Ahluwalia at YOPA has been excellent at every stage, and our experience below details why this 5 star review is justified …
We have purchased a house in South Devon and had spent a considerable amount of time finding the right property for us. The offer we put in for the house was not accepted by our prospective buyer as we had not sold our property and were therefore not able to proceed. We had originally intended to take out a bridging loan however we discovered that the cost of this was extortionate putting the purchase at risk. To add pressure, we were aware that our prospective seller had other imminent potential offers from a buyer who had sold and was able to proceed, so to have any chance of securing the property we had to move quickly.
We decided to sell via an online service as we had previously sold two houses using an online estate agent, so we knew the online route was viable.
When we contacted Manny over the course of that weekend, we explained the position we were in and the need to move quickly. Manny came around on the Monday, did a valuation and helped us to pitch the price appropriately for a quick sale. The same morning Manny prepared the documentation and photographs and by midday on the Monday sent the details to us for approval and the advert was on Rightmove by 12:30 that day. Manny also sent out email shots to generate interest in the property. The house was listed on the 15th July and an acceptable offer was received on the 4th August 3 weeks later, our purchasers had viewed the house 3 days after listing!
We are also aware that Manny has assisted our purchasers with their sale and was instrumental in creating a credible purchase chain.
Throughout the process Manny has kept us appraised of progress and has always responded quickly to our queries and proffered advice and guidance where relevant.
A final observation about the process from a purchasing perspective; as were moving to an area 200 miles from us we were wanting to arrange viewings over a weekend and make the best use of the Saturday and Sunday. Most of the houses we viewed were marketed by traditional bricks and mortar estate agents and we discovered they don’t work on Sundays and could only do viewings on Saturday and were then often short of resources and unable to facilitate viewings! There were several houses which had potential for us that we simply could not view.
When we were going through the buying process there was only one potential property that was listed via YOPA and the YOPA online portal simplified the management of that viewing from the potential buyer’s perspective. Attempting to manage multiple viewings with several estate agents over the course of a weekend is the stuff of nightmares.
