As far as payments go everything went smoothly. However me and 3 other tenants had to pay nearly £200 each in agency fees on top of the £600 each deposit. The house we lived in for the first year was £466 each pm without bills and when we were asked to renew they tried to scam us into a £160 each increase add on saying it would include bills and a gardener and cleaner neither of which we needed and they'd only show up once a month. We managed to reach an agreement having worked out our bills were cheaper than their offer so after renewal our rent went up to £540 each pm. It wasn't ideal but we had few options since we're students something I know the company has taken advantage of.
The house itself was a wreck and legally we shouldn't have been living in it. There were moldy walls, multiple boiler issues which had lead to further leaks and later found a mushroom growing out of the wall. At a push the house was a 4 bed but realistically should have been a 3 bed and one of the bedrooms had a leak coming from the ceiling for 2 months and we had reported it on many occasions and had two people come to see it and wrote it off as nothing because it wasn't leaking at that very moment (which is wasn't doing because it wasn't raining which we had informed them it was clearly a roof issue not a piping issue.) We had to go into pavilion ourselves, coincidentally the same day the actual landlord was in whom we'd never met before. Eventually it was fixed, but my housemate had dealt with damp clothes, had not been able to sleep well due to the dripping sounds and nearly had a broken laptop for 2 months and they'd only let her get away with not paying one months rent as a repayment for the hassle. But following it she'd have to deal with moldy walls and a damp smell for months.
Additionally all the front windows need replacing as they are filled with condensation and even closed will still let a draft into the house.
Most of the curtains need replacing due to mold and we had to buy a new shower curtain when we first moved in due to it being disgusting and ultimately a health hazard.
Carpets need replacing die to stains left by previous tenants and that they had unlikely ever been changed and I'm not convinced the landlord had ever actually stepped foot in that house while he goes around driving his 2018 range rover model while we collect mushrooms from our walls.

Recieved the deposit receipt and overall want to charge £366 for cleaning costs. We cleaning that house the best we could. For some reason the kitchen is costing £144 alone and we have no idea why. There was mold and other issues with rust and tiling that was out of our control and required standard maintenance that is on THEM but they are charging us for it. Will be calling tomorrow to try and have this amended. Realistically no one should be living in that house as it is a health hazard no matter how much we cleaned it. It needs refurbishing badly and needed it prior to us moving in.
