After a year of renting with NOPS, there are too many individual instances of frustration for me to fit into this Google Review. The gist is: NOPS exploits the oligopolized structure and lack of accomodation on the Oxford Student letting market by renting out low-quality properties for insane prices. Keeping in mind that in a shared flat my co-tenants and I paid more than 24000 pounds, let me go into some individual issues:
Check-in cleanliness: NOPS forced our house to get the carpet professionally cleaned after our tenancy which is "usual practice" according to their letting agreement, however, when we brought up that the carpet had clearly not been professionally cleaned to our moving in date, we were told that this would have had to be brought up during the inventory check at the beginning of our tenancy. How could we have brought this up, not knowing that NOPS would force professional cleaning on us for an equally unclean carpet.
State of the house: during our year with NOPS we had two instances of severe water leakage in the house. Water was dripping from the ceiling into the downstairs bedroom and staircase. It has to be admitted at this point that NOPS fixed these issues to their own expense. The doorbell at our property was not repaired for the entirety of the year, after repeated inquiry from our side, NOPS sent a mechanic who claimed to have fixed the problem, however it had not been fixed at all.. We gave up on the issue afterwards.
Service: Most of NOPS' employees, especially Hannah George, Sarah and Emma, were outrageously unfriendly, unprofessional, rude, hostile and uncooperative as soon as the contract had been signed. As soon as the tenants are in contractual obligation to them, NOPS will try everything to avoid spending a penny on the property and will rinse the tenant with hidden fees.
Hidden costs:
NOPS will make you pay for cleaners, painters and other craftsmen at the end of your tenancy no matter what state the house is in, in relation to how it looked before your tenancy. This is because the regulations regarding the check-out are formulated extremely freely so NOPS is legally in the right to decide themselves what they consider "fair wear and tear" and what they consider your obligation to pay. They consider "fair wear and tear" to mean that the house has to be in a better state than check-in.
Communication: NOPS has failed to respond to several of my Emails throughout the year regarding issues with the house, they seem to only respond without a follow-up Email when the responsibility to pay for the current issue lies with the tenants.
