PLEASE READ:
Very unprofessional, canoodle with landlords to try and make a maximum profit possible off tenants. My boiler has not worked since the beginning of the tenancy resulting in my baby, teenage son, and partner all falling ill throughout the winter months. although this was highlighted on many occasions nothing was done until I began to LEGALLY hold back the rent for repairs.
They are quite incompetent when it comes to advising you on your renting rights by law, and often make mistakes or change their advise by using another colleague as a scape-goat. Extremely dis-honest, and not worth renting with them as although they make it easier in the beginning stage to secure the contract it definitely ends up to be too much hassle.
They tried to charge a ridiculous move out fee when exiting the property I had been fighting to leave from day 1 (as I had no boiler, the house was old, the furniture falling apart, along with other issues), I had the direct approval from the landlord who decided to change her mind almost immediately after discussing and being advised by the agents. Then it became a tit for tat game between the agency and the landlord for many many weeks. This eventually turned into a possession order (not sure why when I was being forced to stay in the property and threatened with a 1200 landlord commission fee to stop me from vacating weeks before).
Upon exiting the property I know 200% that the property was left in a better condition then when it was let out to me. The landlords old grubby furniture was so tattered she even requested if we wanted the furniture removed when we first moved in. To my absolute horror and disgust they passed a bill over at the end of tenancy to say they would like me to renovate the old grubby accommodation by painting the entire house, removal and replacement of disgusting tattered sofas, and worn outdated carpets. Please bare in mind my tenancy was no more that 20 weeks and I am a worker barely in the house I rent and pay for, there is NO WAY this much damage could have been done within this amount of time. Fortunately their estimates were rejected on a number of occasions by an independent agency and they had no option but to reduce their ridiculous unrealistic amount.
They also put a bill in for cleaning, I have my own company and have paid a qualified cleaner to clean the property. to add to the mess they created they also tried to add additional fees for this, but this too was rejected by the independent organisation as it was an unrealistic amount and the property was not clean when i moved in. There was damp in the bathroom, there was stains on the living room wall that the landlord was happy to authorize her permission for me to repaint, but when the walls were left in that original ugly looking state both the agent and landlord thought it would be smart putting a bill in to repaint her tattered mess.....
I think that this is a callous move from both the landlord who has no shame to rent her property in such a disgusting state and then try and charge me and my family to renovate it.
STAY AWAY!!!!!!!!!!!!!!!
