Lived in a flat rented out by these guys for 2 years. Things got a little odd in the first year in as they made it clear they did not own the place so things like fixing the washing machine, leaking shower (which later caused huge damage to the flat below) and locks. Later when the owners Balleymore came in to see what had damaged the floor below they were shocked about this Estate Agents performance and showed us the contract that stated their responsibility over the repairs.
The London Room Agency then started telling housemates that we might have to move and that Balleymoore were trying to take the property back spreading a bit a fear in the house. A few months of this fear, 1 month not having a washing machine, 1 flood that was never properly repaired and caused huge water damage to clothes, the floor and the property below and It was time to leave.
Since leaving, I have not had my deposit back. I have not been able to contact them. I have a reference company calling them every day for 2 months that has not had a reference back.

Comment on agent fees
Bad, useless agency fees for about an hours work. They dont respect other estate agents trying to get a reference off them. Why should they be paid to not return code.

Hiya J,
I have experience with this scammers. I was renting a place in 2019 manged TLRA, still missing my deposit. I suggest leave that place and claim your deposit before you need to start a lawsuit against them, as I need to do.
As I see your comment, do you know if the still have offices on London, 52 Cannon Workshops, Cannon Drive?, as been closed when I've been chasing this people to have my money back. Also, I recent realised they joined Telegram.

Wow, the fact that they're so blatant about ripping people off without regard for the consequences is frankly as large an indictment against the failure of UK law to protect consumers against fraud as it is against them. Someone should do something about this. ...

Never answered back to phone calls and emails, didn't give the deposit back.
Don't go with this agency because they are not professional and are a fraudulent agency.

WARNING! Do not trust The London Room Agency! They have not returned me £1000 of deposit!
I had been renting a room from them since September 2018. They told me I have to move out ASAP in March 2019 because the owner decided to sell the apartment and my deposit (£1000) will be returned in 14 days as stated in the contract.
