I live in the Pulse development in Colindale. CrabTree Property manage this development and I must say that their performance is staggeringly poor. It is especially stark how bad the performance is when compared against the Beaufort Park development which is far larger and far better managed - I have lived on both developments so I say this from experience.
They simply do not respond to emails even when it has to do with reports of major problems within the development. Site staff do not observe glaring matters and those of living on the development have to pick up everything and chase.
Whenever you send an email there is an auto-response that says they will get back you when they can - which turns out to be NEVER.
For example a large courtyard in the development has been a mess for over 1 week and it's shocking that even site staff have not done something about it without being told so I have had to report this myself as though its my job and not the property manager's to be on top of this. Stones/gravel are littered all over a large section of the courtyard and this isn't noticed or perhaps it is noticed but just ignored.
I sent two email enquiries prior to this - one had to do with a lamp post that has almost completely fallen over (see attached image) and nothing from Crab tree after 2 weeks and since then its almost fallen flat.
The second enquiry was simply to get confirmation that parties and gatherings were not allowed in the communal courtyard since we have had people holding events here and even that (now going on 3 weeks since I sent the original email) has not been answered. It is unbelievable that this is what we pay service charges for. Non-existent service, showing that those who run it do not care about the quality of service they provide or about perception. Everything has to reported by service charge-paying property owners because site staff and property manager are not picking up obvious problems that need urgent attention. It's unfortunate that this is the level of service that we now get. I cannot expect to get a response from our managing agents, yet they charge fees.
Unfortunately their actions contribute to bringing down the value of property because of poor management. The communal areas are just not well looked after and it's a shame.
