Let + Rent Collect: 13.2% (Inc. VAT) of monthly rental Income
Let + Manage: 18% (Inc. VAT) of monthly rental Income
Premium Manage: 21.60%(Inc. VAT) of monthly rental Income
SALES INSTRUCTION FEES (see T&C's for service details)
1.8% (Inc. VAT) of total sale price (sole agents)
2.4% (Inc. VAT) of total sale price (joint agents)

PRE-TENANCY FEES (ALL SERVICE LEVELS)
Arranging and facilitating statutory compliance if not provided on instruction or undertaken by the landlord:
• Energy Performance Certificate (EPC): £90 (Inc. VAT) per tenancy
• Gas Safety Certificate (GSR): £111 (Inc. VAT) per tenancy
• Electrical Installation Condition Report (EICR): £180 (Inc. VAT) per tenancy
• Portable Appliance Testing (PAT): £54 (Inc. VAT) per tenancy
• Legionella Risk Assessment: £54 (Inc. VAT) per tenancy
• Installing Smoke alarms and Carbon Monoxide: £80 (Inc. VAT) per tenancy
• Handling local authority licensing application: £150 Inc. VAT) per tenancy
START OF TENANCY FEES
Referencing fees: £21.60 (Inc. VAT) per applicant and guarantor (if required). Referencing for each applicant to assess affordability)
Drawing up tenancy Agreement: £160.00 (Inc. VAT) per applicant. Agreement will be uploaded for signing via DocuSign.
Deposit Registration Fees (where collected): £90 (Inc. VAT) per tenancy. Register landlord and tenant details and protect the security deposit with a Government-authorized Scheme. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the tenancy start date.
Inventory in fee: £151.80 (Inc. VAT) per tenancy.
Professional Inventory company to attend the property to undertake a Schedule of Condition to be compared against inventory when tenants leave
DURING TENANCY FEES
Additional Property Visits: £90 (Inc. VAT) per visit.
Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of attending the property.
Renewal Fees: £160 (Inc. VAT) per tenancy.
Contract negotiation, amending and updating terms and arranging for the signing of a further tenancy agreement.
END OF TENANCY FEES
Check-out Inventory: £151.80 (Inc. VAT) per tenancy.
Professional Inventory company to attend the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit.
Fees for the service of Legal Notices (Section 8 or Section 21): £180 (Inc. VAT) per Notice.
Client Money Protection (CMP): Propertymark
Redress scheme: The Property Ombudsman

Tenant Fees
Fee information
New assured shorthold tenancies (ASTs) tenant fees
Holding Deposit: One week’s rent.
Security Deposit: Five weeks’ rent.(This covers damages or defaults on the part of the tenant during the tenancy)
Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (Inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract: £50 (Inc. VAT) per agreed variation. (To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents)
Change of Sharer: £50 (Inc. VAT) per replacement tenant or any reasonable costs incurred if higher. (To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination: Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

We have expressed, via email, that we are equally disappointed the landlord agreed to proceed and then retracted. We have also tried to contact you by phone. The decision to refuse to proceed was not Colin Bibra’s decision and we clearly explained this, via email, well before you wrote this review. We have asked for you to call us to discuss directly and have not received a call. Though we accept responsibility as representatives of the landlord for the situation and agree the outcome is unfortunate, it should also be noted:
1)The time from the initial “offer” being made, to the communication today that we could not proceed (as a dog is not permitted in the block) was within 48 hours. Less than 1 business day.
2)At no point did Colin Bibra confirm a tenancy was agreed. Colin Bibra would never encourage an applicant to give notice on a property, until references are completed and accepted. In this case, the applicant had not submitted references for approval.
3)We are more than happy to contact your current Landlord to explain the situation. I am sure they would be happy for you to retract the notice you served, within 48 hours of you sending it to them, if that is indeed the case.
4)The impression that Colin BIbra are trying to take your money is misleading. We take a holding deposit for a property when an offer is made. We communicate clearly that this holding deposit is fully refundable, if an offer is rejected or does not proceed to a tenancy at no fault of the tenant. We explained that a full refund would be actioned to you today, well before you wrote this review.
5) Colin Bibra do not charge agency fees, as the review implies. Colin Bibra are one of a few agents who do not charge Agency fees, well in advance of the new tenant fee ACT coming into effect on June 1st 2019
