In March, I found Frank (Francesco) a supposed letting agent's phone number on www.spareroom.co.uk for a room rental in Leyton, London. After contacting him, we arranged to meet for viewing. Francesco arrived at the property in the evening with a lady in a black Mercedes, claiming he represented a company called LeBern. Satisfied with the viewing, Frank asked me to pay a holding deposit of £120 to get him to take the property off the market. I asked him to let me go home and have more thoughts on whether I wanted the room or not. He also asked me to send him additional details for referencing (bank statements, payslips, etc.) Knowing I was emotionally distressed, Francesco and another lady called Kacey (apparently from the company LeBern) kept calling me, and at one point 10 times within 3 hours -- this time, he was insisting I pay the full sum of £900 (450 deposit and 450 first month rent) without having signed a contract or collected keys or being to their office. I refused to pay the total sum but agreed to pay the £120 holding deposit while they assess my reference details. Eventually, Frank contacted me and assured me I could move in if I pay the full amount, I refused and insisted on attending the letting company's office in order to sign a legal lease contract and collect the keys to the property. We arranged to meet on Wednesday April 17 2019 at 12.30pm/1.30pm, getting there, Frank refused to pick his call and I pressed the bell to the supposed property and no one answered. I waited for over 1hour and I called Frank numerous times and sent him videos of me (and an unattended postman) waiting in front of the supposed office, which I came to find out shortly after that it was in fact a working space building. All this while, Frank sent me a voicenote saying he'd get someone to come and pick me up. After this voice note, I did not hear any more from Frank until today. I have reported them to my bank, the police and action fraud and best believe I will be taking this further until I get my money back. Stay very far away from them!!!

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
