After being a tenant for approx 3 years paying rent always on time and in full keeping the property clean and in good repair and before leaving had a professional cleaning company come in to clean the property, I left. Although the agents admitted that paint was peeling of the walls and that was nothing to do with me they accused me of smoking in the flat, which I disputed. The clerk on a 6 monthly inspection said she saw me smoking. She did not, what she saw was an ashtray and cigarettes recently brought in from the patio. I disputed this had evidence (photographic) which showed the condition of the flat when I left. I appealed to the mortgage protection service but didn't hear from them so finally contacted them they said they never received evidence and so returned the disputed amount to the landlord £450 It turned out the email address they sent me the request for evidence wasn't the one to send evidence too. So after paying a total of approx £40,000 in rent I also had to pay for the landlord to repaint his flat ( which he would have to do anyway) so he could re-rent it. Greedy and money grabbing you decide!!!

Awful experience. Great to have a site where renters get a voice. Agents in Brighton are notorious for ripping off tenants. They think we have to just take it, we have to do something about this. Why didn't the Mortgage Protection Service protect this guy? And agents - why do they just represent the landlord??

I’ve heard similar and can certainly concur on their condescending manner. There is an implicit attitude that a renter is somehow a lesser person than a landlord. They suffer from staff turnover so continuity is an issue. They moved their office out to Worthing, ironically because of the cost of renting an office in Brighton but also I suspect to reduce in person visits from the great unwashed. ...

Had a similar situation. Lived in a one bedroom flat in hove, had to wait over a month after tenancy end to see my deductions (not actually receive any money).
