I have recently finished a tenancy of 14 months in an apartment let to me by John D Wood and the experience was nothing short of catastrophic. To be fair, everything up until the point of moving in was very good and the estate agent was very helfpul. However, it all started badly when the property was not in a condition that was promised, whilst repair works, which were supposed to be carried out in between tenancies was still outstanding. The tenancy itself was an absolute nightmare: in just under 14 months, there were over 400 emails exchanged between myself and various members of their property managment department. The department were not quick at responding to issues and had absolutely no urgency what so ever : as an example, we were without hot water & heating for 3.5 weeks in December as a result of constantly waiting for "one more quote". I fully understand the need to get a couple of quotes, but to be that long with out such basic amenities during a winter month is disgraceful. At one point, my girlfriend, when calling to establish what was happening, was told that it wasn't that cold outside and as such the heating was not an emergency! There is no one within the company, as far as I can ascertain, who will take any responsibility what so ever. I sent an email to the person I was told was responsible / in charge / Department Manager, detailing a full list of issues that we had to deal with in our tenancy (which at this point was 7 months old): unfortunately she did not even have the courtesy to acknowledge receipt, let alone respond. There are so many examples of bad practice that I could list to further highlight the complete lack of service provided. It is my belief that the Landlord was also to blame, but ultimately John D Wood (or any agent) represent that person, and indeed choose to do so. The following is a quote from John D Wood's property management website : "Tenants appreciate being able to contact us at a moments notice. Knowing there is always someone on hand to help improves their sense of security and encourages greater loyalty and increased possibility of extensions of the tenancy agreement. This helps to reduce the number of void periods which in turn increases the return generated by the property". In actual fact, it is the exact reason for us departing the property, which at the time of writing is still vacant. As someone who actually works within the property sector, and indeed who felt that John D Wood were a respectable company, I would strongly recommend avoiding at all costs. It has been the most un-professional service I have received from any company.
