I approached the Northfields branch after finding several properties to let through them in the area on Rightmove.
I was in need of a property urgently following a change of domestic circumstances. Whilst the branch was initially friendly to approach, arranged a viewing on the property I was interested in rather promptly, and answered many questions I had with some conviction, upon signing paperwork, things changed fairly rapidly.
The Inventory Clerk upon check-in arrived earlier than originally appointed, which meant that I arrived at the property at the time/date agreed to find the inventory had already been carried out. The report completely differed to the actual state the property was handed to me, notwithstanding a failure to note things like mould, a complete inventory of all the used items apparently belonging to the landlord (dirty cutlery, used/unwashed bedding, a used/dirty headboard on the bed, lampshades caked with dust, etc.), and a bold claim that the property had been "professionally cleaned" when it quite clearly hadn't; there was rubbish underneath and between the bed base and the mattress, the kitchen was still greasy by the cooking hood, the bathroom had mould and other unknown deposits of debris in it.
With regards to the mould and dust situation; as an asthmatic, shortly moving into the property, I required hospital admission as a result of exposure to the dust and mould in the property. Townends were slow to offer any remedial action and even more randomly, the landlord (a US resident) began to contact me unsolicited on Facebook to inquire into the problems I was having, and then arranging to send his own handyman to the property despite it being allegedly managed by Townends, which resulted in even more fractured communication into who was doing what and when.
No less than 6 months into the tenancy, I then received a message from Townends to ask when I would be free to allow access to viewings for the property as the landlord had decided to put it on the market for sale.
Townends are difficult to deal with if you are a shiftworker as they tend not to respond to emails in a timely manner (if at all) and will call only when they want something, without the consideration of the fact that I have told them multiple times that I work shifts (in a safety critical role) normally during office hours, and sometimes nights, which means I am not contactable during the day.
Equally, when it came to the end of the tenancy, again, the Inventory Clerk arrived outside of the agreed time/date and wanting to access the property early. I was quizzed over why the property was not "professionally cleaned", despite the fact I was returning it in a better state than it was received.
I am now in limbo over when I will be getting my deposit back as again Townends are refusing to answer any emails and the agent that was originally dealing with me is now "Out of Office".
I can't say I would want to deal with them again for another property as a tenant, and given this experience, I certainly wouldn't approach them if I had any intentions to buy.
Comment on agent fees
They are slightly more than other letting agents in the area, despite the fact they purport you're getting a "good deal" from them compared to others.
