My experience with Kings Lettings, Staines Branch:
On a Saturday, I viewed a property listed by them, and I really liked it. On the following Monday afternoon, I told them that I would like to apply to rent the property.
I was sent across the application form, via email, shortly afterwards. I filled in the application form and sent it back via email, along with all the documents they requested. I then transferred the deposit - £350. This was done around 5pm.
Immediately after transferring the deposit, I contacted my brodband provider (Vodafone), told them that I was moving home and requested them to move my connection to the new property. They did some checks at their end and then told me that they are not able to connect me at the new property, because their Fibre service is not avaialble in the area. I then checked with PlusNet, SKY, TalkTalk, etc and was told that I can only get a maximum of 4mb internet connection at the new property.
Now, I am an IT professional and I work-from-home a lot. Hence, a decent internet connection is vital for me to do my job.
When I realised that I cannot get a decent internet connection at the new property, I immediately requested Kings Lettings to not process my application. I told them about the situation with the internet connection speeds at the new property and how I will not be able to do my job if I moved into the property. This was done within 30 minutes of transferring the deposit (around 5:30pm).
I then requested them to kindly refund me my deposit, £350.
I was told that, since I completed the application form, which meant that I signed the contract, the deposit is non-refundable.
I told them that I did understand that the contract says that the deposit is non-refundable, and that I was only appealing to their discretion.
I requested them to please consider the following and kindly refund the deposit as a gesture of goodwill-
a. it was less that 30 mins from the time I transferred the deposit to the time I requested them to not process my application
b. a fast internet connection is vital for me to do my job
Multiple appeals to the manager of the branch yielded no result. They keep saying that they CANT refund the deposit, as it says in the contract that it is non-refundable.
I am sure that, if they use their discretion they CAN refund the deposit, but they don't want to.
If anyone from the Kings Letting agency is reading this - I request you, once again, to please kindly use your discretion and refund me my deposit.
Comment on agent fees
Agent fees, although high, are in-line with what other agencies are charging in this area
