Nothing is too much trouble to sort out for Rachael. As we live over an hour's drive away, Rachael respects this and helps sort any problems out from her end on our behalf and goes out of her way for us.
Rachael and Sarah are very pleasant, helpful and understanding to our needs as landlords and do their utmost best for us. We feel confident knowing that they are organising and sorting things out for our properties.
Just a minor point, Sarah doesn't readily respond to my emails ( and sometimes Rachael ) but never the less, whenever I ring the office, I speak to Rachael or Sarah and get answers.
I do feel that during the inventory on another property ( months ago ), which Sarah completed she was over the top on general cleanliness of the property and felt that she favoured the tenant more than the landlord but on property exit, the cleanliness didn't seem as important! We did feel that it was over the top, considering we have properties with other Estate Agents and have been doing this for 10years + and we have never had a problem like that before. We value our properties and want them to be clean and outstanding so we would never miss out on the cleaning, so that did put us out a bit. Never the less, the recent inventory that Sarah has completed has been fine ( as far as I am aware - as this was completed today). We just felt that Ryder/Dutton were on the tenants side more than the landlords side even though we pay fully managed.

Unfortunately, there have been many times when I have rung the office and either Lauren or Shannon don't seem to have passed messages on to Rachael or Sarah which is not Rachael or Sarah's fault but frustrating.
All in all, Rachael and Sarah are great people to deal with our properties and I would maybe change Estate Agents if they were not there. They do a great job. Rachael and Sarah are both approachable and understanding to our needs

In relation to the compilation of inventories I totally acknowledge that these documents are extremely detailed and we do pay particular attention to condition when undertaking inwards and outwards bound inspections. This is done to provide a fair and accurate report for both Landlord and Tenant and to ensure that should there be any disrepair over and above fair wear and tear at the end of a tenancy we are able to provide evidence to support this and obtain a satisfactory result should a claim against the deposit be necessary.
