After years of renting numerous places I have never known such an unorganised and flat out horrific at their job lettings agent. Don't bother with them - unless you would like to phone up every single day to get some simple tasks completed. They know how to say the right thing on the phone but will never actually follow up on what they have said they will do. For most people in their jobs, following up on what you have said you will do to customers is a bare minimum. I would recommend writing down the things you have said you will do when speaking to a tenant. Tick them off when completed or contact the tenant if things change. I lost count throughout my stay of the things they said they will do then did not follow up on - getting people round to fix things, letting us know people were coming, getting cleaners in (as the place was an absolute state when we moved in). I understand this is somewhat down to 3rd parties but it's not difficult to let us know what's going on - most of the things promised never actually happened. At the end of the day it's very clear they can get away with it because they deal with students and wouldn't last a week in the real world. I'm not sure whether you or the landlord himself chooses the 'handy man' but his work is terrible as well. My uncle is in the same industry and was in hysterics looking at his work. Don't bother with this shambles of a company.

Hello Henry…I strongly suggest you contact the Deposit trading solutions that your deposit is protected with. The have a dispute resolution service which they offer for free. It is the burden on Abode to provide evidence for withholding your deposit. If they are unable to provide any proof, they will have no other option but to refund you your deposit or face a fine which would amount them to pay you three times the deposit amount. We are very disappointed with this review, as it contains many false accusations and inaccuracies.
On the day that you were due to move in you had neither signed the tenancy which had been sent to you for electronic signature, or paid the deposit or first months rent. We called you first thing in the morning to advise that we couldn't release keys without all of these being received.

The communication is awful, the staff are condescending and we have had an incredibly stressful time constantly trying to get into contact with Abode as it is near impossible to sort issues through them. I know which flat you mean and I'm really sorry you had a bad experience. We do always try to keep our tenants happy and I can categorically say our intentions towards our tenants are always good. Sometimes we can't just replace appliances without having them checked first for faults and remedies. Thanks for taking the time to leave this review even though it is terrible.
The deposit release time for student houses is a difficult time for us and i'd imagine all agents. Cleans are a contentious issue and we try our hardest to keep all deposit deductions to a minimum as we know it causes upset to tenants and can change a happy tenant for the past year to feeling unfairly treated at the end.
