My review and experience is to warn other property developers who are thinking of using Melvyn Danes Estate Agents to sell their properties through them, I am property developer and been in the Business since 2001, I mainly buy properties from auction at least four properties a year, do them up and then sell them through local Estate Agents, I approached Melvyn Danes Estate Agents and signed their contract on 09/08/2017 to sell my property, they valued my property £269,9500 .00, then they reduced to £259,950.00 on 04/09/2017.
They had buyer who made an offer of £241,000.00 on 25/04/2018, I rejected this offer, then increased the offer to £245,000.00 on 26/04/2018, I rejected again, as I rejected these two offers Samantha Livingstone of Melvyn Danes Estate Agents sent me email on 27/04/2018 and she wrote 'I now feel that we have done all we can for you and think it may be best for you to try another estate agent who can maybe give your house another try' I'II give you a week's notice to get someone else on board', I replied on 27/04/2018 and wrote I spoken to Dixon Estate Agents in Acocks Green who are happy to market my property.
As I was about to move to Dixon Estate Agents, I received increased offer of £247,000.00 on 30/04/2018 by Melvyn Danes Estate Agents, I accepted this offer, what I was not made aware by Melvyn Danes Estate Agents was that the buyer was getting Islamic Mortgage from Al Riyada Bank based in Qatar, which Samantha Livingstone - Branch Manager of Melvyn Danes Estate Agents had or has no experience or knowledge about this Bank or Islamic Mortgage.
I reduced the asking price from £259,950.00 to £247,000.00, which I accepted the offer on 30/04/2018, thinking that it will only take few months maximum, it was nearly 4 months later and I am still waiting to complete, on 24/08/2018 I gave deadline for completion to take place by no later than 07/09/2018, I was than informed by Samantha Livingstone that this is not possible, I decided on 30/08/2018 to withdraw my property from Melvyn Danes Estate Agents and contacted Dixon Estate Agents the same day, after a week Dixon Estate Agents had someone who made an offer on 07/09/2018, I accepted the offer, my Solicitor informed me that this sale could take around 6 - 8 weeks to complete.
My Solicitor contacted me around 01/10/2018 and said that if I wanted him to contact the buyer to see how far she got with her Islamic Mortgage who was through Melvyn Danes Estate Agents, I said he can do, he had reply from her that Islamic Mortgage is nearly approved and she sold her property which is going to complete on 31/10/2018, my Solicitor wrote back and said if can she complete on 31/10/2018 with my property on the date, I agreed and completed sale of my property on 31/10/2018.
On 14/11/2018 after the sale of my property completed on 31/10/2018, I received invoice from Melvyn Danes Estate Agents requesting their fee of £2,640.00, even though they withdrew and stopped marketing my on 30/08/2018, in their contract they cover themselves and claimed the fees, just remember that they are Estate Agents and are only interested in their commission and nothing else, if you are thinking of selling your house and want to save on commission, try Purple Brick their commission is fixed at £899.00 including VAT.
Melvyn Danes Estate Agents does not know the process of Islamic Mortgages, as they wasted nearly six months on my property sale, they did not check if the buyer had deposit money ready or if she was selling her house and then purchase my property, all good reputable suppose to check all this beforehand, in mine it was not the case, I do hope that my review can help you in some way.

We acted for you in good faith for eight months and when the offer did not come to fruition you withdrew and tried another agent who failed to sell your property. You contacted your buyer and subsequently completed without our knowledge and hence we claimed our fee as the buyer was introduced to your property during the term of our sole agency contract.
We are the largest, local independent estate agents and have been in business for 30 years and pride ourselves on customer service. We have sold hundreds of properties over the years, the majority of which complete without any problems. Unfortunately, some sales can be problematic and have delays but we did all we could to keep this together for you and I'm sorry that you felt let down by our service on this occasion.
