Unfortunately the overall experience with the Open House and * being the letting agent was a big disappointment and very unprofessional. * is a great talker and a likeable person in the beginning as long as it is about agreeing contracts and moving in, basically everything making money related. He calls himself somebody who finds solutions rather than making problems. Half way through our 6 month contract a law got changed which would have meant that the landlord had to pay for a specific HMO license. As this law change has been discussed and agreed a while ago which *, being a professional letting agent, completely missed - the solution to this problem was to send us an email saying "1.please cut the grass in the garden, 2. please find another place to live as your tenancy will not be extended" - in that order. He never showed any interest to come to the property in person to tell us or help us finding a way out, instead he went very quiet. Only when being asked to come to the property as we thought that should be discussed we got a speech from him about the landlord's private life and relationship/marriage problems. We got the impression that when being at the house he told is what we thought we want to hear, being on our side but when speaking to the landlord being on the landlords side. He almost always started conversations pointing out that none of "this" is his fault and that the landlord is a crazy and very difficult person to talk to, which we thought is not very professional. When moving out, again telling us what he is thought is what we wanted to hear, he said that he will walk through the house with his eyes closed so we don#t get any issues with deposit. Having said that, when it actually came to the check-out procedure we have been charged for things he said won't be a problem (eg. the uncut grass in the garden). We had to keep asking questions and keep digging through emails to get an explanation why we will not get the full deposit back. He was also not able to create and send a formal check out report to officially formalise the "damages". When being chased for the report his standard answer was that he is going to do it tomorrow - that is more than 3 month ago now.
It is a shame to say it but letting agent ** and Open House are very unprofessional and no different to any other average letting agency.

Firstly yes, due to the law change you were made aware immediately of the situation and I undertook to engage with the landlord to enable the required work to be done which would have enabled you to continue to let the property. As you are aware I arranged for a number of tradespersons to call at the property and, to prevent any disruption to you, made sure I was able to grant them access. You were kept aware of this at all times.
Having identified the work needed I arranged for the funds to be available to the landlord to have it done.
The landlord made the disappointing decision not to have the work done in spite of receiving the funds from me.
Your point regards the 3 month inspection is correct in that you were in breach of you agreement in that you failed to maintain the garden as per the contract. It coincided with the landlords decision to cease your tenure at the property.
I negotiated with the landlord on your behalf to allow you to leave prior to the end of your 6 months as finding somewhere in November would be rather easier than December. I made sure there was no financial penalty for leaving early.
With regard to your comment of not coming to the house I attended a couple of times and the only time I was delayed in doing so was when I was away on holiday but I did attend to see you all the week after.
I asked if you would like to attend on the final walk through and arranged it for a weekend. You did not attend.
Unfortunately you failed to maintain the garden for the entire tenure of the property and there was a small amount of damage cause where someone had badly fitted and then removed some form of blind in the window.
I emailed pictures of this to you and explained that the landlord was looking to retain an small amount from your deposit.
You agreed to this. Just to finish, when you asked for references for your new property I responded to these requests within 24hrs even though I was on holiday.
You also contacted me to see if I had any properties available when you were told the landlord was ceasing the contract.
