I was renting with my family between selling and buying houses. I was attracted by the short/rolling tenancy. Whilst it is marketed as secure, the door entry system to our block was broken on arrival in August and remained defective on leaving in December. The electronic gates for vehicles had repetitive problems leaving residents frustrated at not being able to enter or exit with vehicles or secure deliveries. The pedestrian gate was not secured and a low wall allows easy access from the front.
Our flat was generally low specification and in need of a full decoration. The condensation problem in the flat exceeded acceptable standards and the contract required windows to be left open for two hours each day to address the issue. This was neither practical or desirable. Our clothes and shoes suffered significant build up of mould as a result.
In our view we were the perfect tenants, causing no damage and leaving the property in exactly the same condition as we found it. Despite this we were charged £25.00 for a 'light clean' to address a cooker hood filter and a shower pipe.
Finally, it took several requests to return our deposit almost four weeks after vacating the property.
Comment on agent fees
We were charged a £75.00 administration charge on arrival and a further £75.00 on departure. Surely an inspection only needs to done once at the end of each tenancy. (Two bites of the cherry).
