Belvoir booked a viewing for my house that I am currently renting today and, without my consent (as I never received an email - which they confirmed), they opened my front door without knocking and proceeded to tell me a viewing would be going ahead. The realtor did not even provide her name or where she was from until I said "I'm sorry, but who are you?" It was extremely unprofessional and I fear this may be commonplace. Please be vary of Belvoir opening your front door without your consent or without even bothering to knock.

I am the only tenant in the house. My issue was that Belvoir did not contact me before the viewing, and they DID NOT GET CONSENT from me to enter my home and your realtor unlocked my front door - without even having the courtesy to knock - walked straight in. My landlady who owns the home agrees that this was unacceptable and unprofessional behaviour. You should not be allowed to enter someones home without the permission - and Belvoir did not get any from of permission from me whatsoever. I did not even get an email. Jan 24, 2019
Dear Leigh, Thankyou for your comments. I understand you are renting this property direct from your landlord and not through our agency and we are therefore not your landlord, not have we placed you in the property. However, your landlord has advised that you are on a contract for a room only within the property and therefore only have exclusive access over this room. The other areas are common areas and are shared with other tenants as the property is a HMO. Therefore, access to these common areas is permitted by the landlord and she has asked us to visit them to show potential tenants the property. However, we will of course always contact you to ensure you are aware of what time and day we will be visiting to show other tenants as can appreciate that you of course need to know for your privacy. Where Belvoir have placed tenants into a property we would of course have all contact details on file and would always ensure tenants are notified prior to any visits and so will also do with tenants who rent directly with landlords too. I agree, there should be better and easier ways to remove tenants who are not paying, but we have to follow the current processes and the system can take a long time to recover a property. Unfortunately with the best referencing in place sometimes tenants can fall into arrears. This can be due to loss of job, illness, breakups or they may just stop paying for reasons unknown. Landlords and agents will generally require access to the property periodically, to carry out maintenance works or general property inspections. However, they are required to provide the tenant with 24 hours written notice of their upcoming visit. SHOULD A TENANT REFUSE ACCESS THE LANDLORD OR AGENT, DOES NOT HAVE A RIGHT TO ENTER THE PROPERTY WITHOUT PIOR PERMISSION.
The only exception to this, is if access is required on an urgent or emergency basis, and if waiting the required time would be negligent to the property, tenant or landlord – for example to repair a large leak.
