However, should your landlord agree, then he/she can ask you to reimburse him/her for any financial loss he/she might suffer as a result. This may include………….. Equivalent of letting fee already paid to the agent by the landlord from the date you wish to end your tenancy until the date the tenancy ends contractually (variable) as well as the New Tenancy Set Up Fee of £360 inclusive of VAT.

Thank you for your review, however based on our correspondence throughout your tenancy and dealing with the deposit return we have to disagree with your comments and find it disappointing that you have chosen to use this particular platform to express these concerns.
The deductions put forward to you were based on the findings of the independent check out carried out at the end of your tenancy which showed the property required cleaning, along with the damages caused that required remedial works, you were provided with the invoices for the works required to the property. You received the property in a professionally cleaned condition, you were therefore responsible to return it in the same condition. You mention below that we charged you various amounts for the works, please be advised these are the charges that the contractors required put forward, not Oliver Jaques or the landlord.
A professional end of tenancy clean is far more in depth than a regular domestic clean, and the charges put forward by cleaners carrying out those cleans are in line with the level of work required. The contractor that attended to replace the light bulbs has a minimum call out charge, as do most contractors, and that is what you were charged their minimum call out charge. The shower was completely blocked with hair and other items, the charge the contractor put forward is reflective of the time spent unblocking the Shower.
Had you dealt with these items yourself prior to your vacation and the checkout report shown the property left in a good condition you would have avoided any deductions.
As you are aware your deposit was held in the DPS Custodial Scheme for the duration of your tenancy, no deductions can be made by any landlord or agent without the tenant's agreement.
Had you not agreed to the deductions you could have lodged a dispute with the DPS, however you have chosen not to do this and accepted the deductions.
Oliver Jaques, take customer services very seriously, and based on what actually happened feel that your review is unfair and a complete misrepresentation of the facts.
