Tenants!!!!!
Do not trust that this agency will protect you or will have your best interest as their priority (even low one). As they informed me they are “landlord's agents” despite its us tenants who pays their bills.
They did not repair reported damage for over six months. And they were happy and friendly until I've told them I will move out from property.

They did not have signed moving out inventory in my case.

Promised quote for rectifying any damages (and honestly not fully trimmed hedge should not be deemed as damage) was never delivered.
The third party company from a different town was employed for this service . Perhaps someone from their family or close friends. Martin & Co in Tamworth let them to charge me 230 GBP for replacing carpet (that was marked stained in moving in inventory) in one of the bedrooms (not a ball room). Or maybe on entire floor or other houses as well (perhaps family or close friends)? I don't know, I was not informed about the price per square meter, how many meters are needed, none of the details related to the activity.

Furthermore I've paid part of the costs for clearing the loft which was not even a part of inventory (but as a gesture of good will I've accepted that cost).

In return I got arrogant treatment, no chances to correct what was to correct and yes, the Agency was granted full amount that they requested, but only because I was late with my evidences (and that was solely my mistake and I paid for that), not because arbiter decided Agency was right.

I'll not be recommending their 'services' to potential tenants, even more I'll be strongly advising them to NOT to use them as letting agency. I have also talked to the landlord who owns a few houses and had experiences with this organization, that made him reluctant to get further business relationship with Martin&Co in Tamworth again.

Well, the agency worker clearly has problem with understanding what has been written in my review.
Please, feel free to highlight one line of my review where I've stated I have not caused damage?
Additionally the funds can me removed from the deposit (as you have kindly and arrogantly advised is the correct word for that) without the consent if you're late with your reply, as it was in my case. I'm not arguing with the fact the money have been taken, due to my neglect. But only this one instance shows how incorrect statements easy comes from you.
The only fact that I'm arguing with is that you did not provide me with signed moving-out inventory and you did not give me a chance to rectify the 'damages' (as for example untrimmed hedge).
You have not even mentioned that aspect in your reply, and that only shows this not convenient for you to clarify this.
And I'm sure landlord is satisfied with letting people in the house without even repainting all rooms after the last tenants, but having already stained carped replaced (probably on entire floor judging by the amount) on tenants costs.
Moreover I'll be reviewing your service wherever it's possible, hoping that it will reach as many people as possible making them to think twice, before trusting you.
And that statement that you're operating on behalf of the landlord and you could not take care less of the tenants, should go to the very home page of your website. At least you would be truthful.

The above comments are noted and we believe they have been dealt with. suffice to say, Richard (your landlord) has been made aware of your comments and is still very happy with our service. We also still look after all of his properties (despite your claim) and the claim from your deposit was successfully made as of his asking.

Our further comments will be the same as posted to you before; Having reviewed your tenancy history, we can see that the team has followed the landlord's instructions and the legal requirements regarding the holding of deposits.
Unfortunately, your statement is factually incorrect. We act on behalf of the landlord offering a service. You have implied that we have incorrectly taken funds from your bond. As you may be aware all bonds, or more correctly called deposits, are held by an independent government body, in this case the DPS, and no deductions from your deposit can be made without your consent or the permission of an arbiter. We clearly set out the damage that we believe was done to the property during your tenancy which was evidenced by the inventory and pictures taken after you vacated. You disagreed with the fact that you caused any damage and therefore the matter was referred to independent arbitration by the DPS. Both sides were given the opportunity to submit written evidence and after reviewing our evidence the independent arbiter found in the landlord's favour and allowed the deduction.
I'm sorry you feel disappointed with regards to your deposit, however, positively, the landlord was able to repair the damage and return the property to its original condition for their next tenants

Dear Readers,

I work as a private financial consultant and spend my time between London and the West Midlands.
Seemingly I had short notice to obtain a resident in Tamworth because of its locality to a firm to which I work for. Rather than residing in a hotel, it seemed logical to get a rented property. This was where Martin & Co helped acquire a rented flat from their large portfolio. Ayden & Lloyd were both professional and reassuring to deal with as well as the ladies working in the office. The whole process was smooth and efficient. The two aforementioned with their previous legal background are very knowledgeable and efficient.

There was an issue in regard obtaining fibre optic internet connection in addition to some work required to the property. Martin & Co quickly instigated repair and even made sure there was someone at the property for the fibre optic internet installation avoiding me having to take a day off.

I quickly needed a larger property with family staying and no issues with refunds/deposit protection.

Martin & Co also assisted a colleague in the purchase of a house.

A highly professional service.
Would recommend this to prospective tenants, landlords as well as buyers/sellers of homes.

Thank you for reading my review.

Yours sincerely,

JG

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
