Alex managed to arrange two very short notice viewings to fit around my awkward schedule, and to my surprise (being used to a larger city's estate agents scene) the flats were as advertised online or better, with no surprises / wide angle shots / tiny cupboards disguised as rooms or excessive use of image "corrections".
Placed a reservation on the day and the rest of the process was very smooth (glad to see they use Docusign which allowed me to process the paperwork whilst on the go).
