Our landlord (who was in direct contact with us during the process) has recently changed their property to Southside's management from a different nightmare letting agent they were using that we as tenants previously dealt with also in another flat. Having been in Edinburgh for six years and hearing back in 2013 or so of how Southside was then perceived by people I knew who had rented with them, I was a little concerned. From my experience with them so far however, I was so wrong (or they've seriously gotten their act together in five years!). Our property manager is Emma Winning and she's been little short of an angel. From making sure people are sent out quickly for even non-emergency repairs, tracking down where our deposit went (we were quite worried the previous letting agent had just run off with it, which wouldn't have surprised us), advising me fully on the phone the process for when I move out and responding to all emails promptly, she's been a breath of fresh air compared to CMC. I was a little surprised to hear that our deposit was 'still being tracked down' as we hadn't heard about that being missing before but that's as much my fault for not following up on where my £££ went (already in a deposit scheme, all fine!). A couple of the men who answer the phones can occasionally seem a bit surly in their telephone manner but they're actually pretty helpful. Basically everything you want from a letting agent though really as a tenant – no frills, efficient when you have a query or something goes wrong and something you forget about mostly as long as you're the kind of person who pays your rent on time! Comment on agent fees
As far as we experienced, very reasonable deposit and no fees. However, we did originally sign the lease with another agent and the pre-tenancy arrangements were made with that agent and the landlord so your mileage may vary.
