This is my experience.
Initially I listed my house with GF properties. After a few months of only a handful of viewings I was contacted by Farrell Heyworth, in particular John Holloway- branch manager at Morecambe.. He insisted they had clients waiting to buy such a property as mine and said they with permission from GF, they could also sell my house.
I gained permission from GF and shortly after a board went up. Within a few days I had a viewing so was over the moon.
HOWEVER- The person they showed the property to was actually a person who had viewed the property via GF and so was one of their clients. They did not inform GF of this and instead took an offer from the buyer. This lead to a very difficult situation, during which it was discovered that Farrell Hayworth had not spoken to GF about the joint selling arrangement or informed the buyer they must go through GF. A very stressful few days passed while the 2 agents worked out a deal. I have to give credit to GF here as they cut a deal despite them not really needing to.
Unfortunately the buyer pulled out shortly afterwards. All we know for certain ( or at least this info is what John Holloway from Farrell Heyworth gave to me ) is that they sent a letter to Farrell Heyworth from their solicitor saying they were pulling out and that Farrell Heyworth should never contact than again.
It is my view that the sale fell through due to Farrell Heyworth selling a house to someone they should not have as the buyer was not their client. I believe that the dispute that arose due to this action pushed the buyer away and that they were harassed by Farrell Heyworth.
This whole episode has probably cost me the sale of my house, and also the purchase of the new house. In my view they are not a professional outfit.
Also- If you use their solicitors they ask for a £25 deposit and they claim no sale then no fee and your money is returned. To date this money has not been returned. I have spoken to their solicitors who wrote back stating they then do not ask for a deposit!! I have kept the letter on file. As a result it seems its just a way of Farrell Heywoth making an extra £25 out of you and this money actually in reality goes to them.
