pathetic service by kash shah right from the begining .He promises a house on a date .Me telling him our constraint of date .His house is in pathetic condition uses abusive language with my husband .The windows were not getting tightly closed the as the ventilation slide on the window were faulty he took more than a month to respond and again with abusive langauge.Because of this my son is getting constant cold and cough and was severly ill.
the boilers were not working as there was a switch which apparents mr kash shah was also not aware and he had not told us .When we called at his office his assistant told that she will ask window guy to just help us.He then calls us abuses us and then try to put bill of faulty window on us.
earlier there was gas leak and we had called british gas person who detected a leak this guy is abusing us for reporting the leak.

this guys aim is to take maximum money out from you and put all teh bills of his property flaws on teh tenant.

just to update every one - I complained on health and safety department of council and after inspecting the house and condition Mr Kash shah and his agency were told to do all the necessary repairs ... we were given the option of not vacating but we chose not to deal with this guy. He had to return our full deposit back and couldn't immediately rent unless he fixes the issues- he was given a fixed period to fix all the issues.
I also reported to open house as he is just a franchise holder and they said they had nothing to do with guys attitude and will look into the matter- I did not bother further.

One thing I regret not doing is complaining to TPO Ombudsman. If you guys face any issues with this guy just report to TPO ombudsman (google it).They look into the matter and given unbiased judgement and if they find his dealing illegal they put penalty as well.

Read properly letting agents like you make false promise and we trust you hence this review to expose cheaters...
And great move to earn brokerage every 3-4 months... if you pay our next letting fees we can think on that ... as we had taken this property on rent with intention of 1 yr ... and with person like you we still have etiquette to write you mail....
this is what you do to every tenant earn brokerage every 3-4 months......and make money ... here you prove ...
We would want to speak to landlord now ...we would like to speak to NORMAL people ... and this game which you had played with past tenants would not work and provoke us...after this only one thing for cheaters like you ... IGNORE....

You are absolutely correct. I should have used common sense and not rented you this property but you left me to learn a great lesson and thank you for that.
Parking - you seem to think there is none and so be it. There is none for you. For a sake of curtsey proove your honesty, show me or public one piece of paper or even email to say all of these so called sensible comments you have made that these things were promised by us.
People like you leave us to be strict with those good ones but unfortunately we have a duty of care so we will make sure we continue to provide the same level of service.

Gas Safety - you had written in your earlier comments that you have asked for it before and this was your comment yesterday. When i asked for a copy of that request today you had said, my husband only asked for this yesterday. Sending one liner email to me on work email and fake stories here does not proove wrong or you right. You have to show something credible so that anyone reading this will trust your stories.
I will not write any further, since you have wasted enough of our time.
ONCE AGAIN - YOU CAN MOVE OUT BY GIVING US ONE MONTH NOTICE.

to add further i also expect you to understand after me reapating (i dont even remember the count how manytimes) apart from the regular KNOB there was extra lever ............either provide instruction manual or let the other person know....

pleasse read properly... it is not aggression it is reply for highly intelligent comment saying no leak found when the report said hazardous leak by British gas.
You mean to say when ever British Gas agent is called and even if he does not detects a leak he will issue a report of leak and will shut off supply.
when i said not bothered it was how we are managing with a shut supply. and yes you are so bothers windows concern raised on 27th Aug and till now not done ... any one can see you are very very highly concern ... request pls be a little less concern and do it this week atleast.
You meant to say we should have tried to switch on heater even when it was hot weather ... we took apartment on 6th August... did you or who ever handed the property bothered to show us that look all our working

we if you are expecting us to know all the lever in the boiler machine and that is what you expected then you yoursel had not known when you just told about the knob and had asked us never to touch that .
plus a suggestion take tenants who are from boiler or gadget industry so that they fix leaks them self repair your gadget so that you save cost .


AND FOR YOUR KIND UNDERSTANDING THAT SIM[PLE SWITCH HAD ALREADY BEEN TURNED ON WHICH WAS NOT TURNING ON THE HEATER ......READ MY DETAILS PROPERLY .... ATLEAST I HAVE THAT EXPECTATION FROM NORMAL PEOPLE....
AND SEEING YOUR ABOVE EXPLANATION ON HOW TO SWITCH ON IT CLEARLY SHOWS YOU YOURSELF HAD NOT KNOWN OF THE ADDITIONAL LEVER....

There is something called as INSTRUCTION MANUAL(even a five year would know that) and all letting agent are suppose to provide that as did our previous pones so that you know how that gadget operates.....EVEN I AM EXPECTING THIS COMMON SENSE FROM YOU GUYS...
and this aggression what you call is the denial to ignore your abuse which is happening time and again to us.And if you expect no one will raise a voice against your abuse you are highly wrong....

also coming again to your cheating nature why have you put your colleagues email address and phone in the contract where owners name is written.... is it also lack of understanding....

also when you charge 420 as fees it is your responsibility to see that things are not broken and people get instruction manual in case you dont know so that they understand the operation of each specific item in the house...
also you dont tell false things that there is parking with this property which has vanished post 4 months.....
this is call cheating and this was the reason given by you for the property being on the higher side of rent.

Thank you for showing your kind aggression and all this just because we have for a first time decided to take action against your lack of understanding on how things work in general on a basic rule. - YOU WERE TOLD BY THE BUILDER TO TURN THE BOILER ON WITH THE SIMPLEST UNDERSTANDING THAT INDICATES WHICH FUNCTION TO CHOOSE IN ORDER TO GET THE HEATER ON. - IF YOU THINK YOU NEED TO BE AN EXPERT TO KNOW THIS THEN I AM SURE WE ARE IN WRONG BECAUSE WE EXPECTED LITTLE MORE FROM YOU.
British gas engineer to shut off the gas due to a leak - You have mentioned in your own comments that kash had told us that he will send a gas engineer from his side and you are now saying in your last comment that he was not bothered. I am sure everyone reading this will make out on who is in right and who is not. British gas will follow a protocol to shut off the gas if they were called out for a leak and since it was cut off we had sent a gas man the very next day to come and inspect the problem and it was fixed the same day as well. (If you want then I can provide a screen shot of conversation by message on Sunday and also the next day when this was fixed.)
I will repeat my words that there was no leak found and all the screws were tightened for safe usage.
You guys will never appreciate since you demonstrated a care you take for your own where you waited to turn on heater until you realised when your son got sick. I am sorry but this is very sad. Even when you had called out the engineer for the first time when you suspected a leak from boiler - it was fixed the same working day.
When you decided not to bother understanding the boiler controls - you had called out for an engineer again and lucky that the builder who came did not have to do anything but just turn the switch/lever on for you, and this is done the very same working day after receiving your complaint. I am sure we cannot improve on our service than what we have given.
Moving out of the proeprty- "you may say Kash is trying to ear money by asking us to move out earlier than the break clause" - I can confirm that landlord is happy for you to even move out before the break clause if you are happy to move out provided you have given one month notice and he will refund your deposit without penalty for breaking the contract earlier than it was due. Of course i must mention that deposit return is subject to you handing over the property in same condition as how it was given to you and any damages that might have been caused will be charged from your deposit with prior information and agreement from you.
Your allegation on making money – You had paid an admin/referencing and inventory check in fees - £420 all inclusive – You seem to think after paying this, agent will come and show everything as and when you want since the fees are paid, I am sorry it wont happen.
Whole complaint you have raised – If you try and see if I wanted to make money then I would send this bill to landlord and make our 10% on the job done however this is wrong is what I feel and also not fair for builder to come and do this for you for no charge. If anything we are taking the grief for no benefit in return but we will not allow this again.

I SHALL REAPEAT – LANDLORD IS ALSO HAPPY FOR YOU TO MOVE OUT AND INCURR NO PENALTY FOR BREAKING THE CONTRACT EARLIER THAN THE BREAK CLAUSE. – HE WOULD RATHER HAVE HIS FLAT EMPTY THAN SPEDING HIS RENT MONEY ON BUILDER FOR TURNING THE SWITCHES/LEVER ON FOR YOU, SINCE YOU CANNOT BE ASKED.

for the people reading the gas leak was of hazardous nature detected and our gas supply was immediately stopped .The bristish gas engineer gave us electric plate and heater as there was no such supply and are beloved agents who are replying did not even bothered and we tried calling then at 8 am next day were not picking up calls not even bothering we have been cut supply how we would be managing with a 2.5 yr old kid.
And in the comments this Kash threatening us for our next house reference all this because we had reported gas leak... i am seriously amazed by the guts/brains i dont have further words

also to add i am surprised when you say it had costed your landlord -the gas leak.I hope you calling a service engineer was based at a report .
so what do you expect to save cost we would have ourself fixed the leak???how do we know where the leak is ??? and all this risk for a family of 3 including a kid is to save your client leak repair cost??
i am truly amazed... people who are reading this pls take a note of this review and pls be carefull.
This engagement has taught us so many lesson not to trust anyone and see full paperwork.

Pls can i gave gas security check certificate.I suppose you would have got it done every 6 months

thanks for! As for the first time i am seeing decent words from open house else with our earlier interaction with Kash it was just abusive language.

I think you have not read carefully.When we detected gas leak we messaged Kash and he told us to call emergency.We called up emergency and a engineer came and DETECTED A LEAK.I repeat again BRITISG GAS ENGINEER DETECTED LEAK..He has made a report which we sent you.
You then sent a person(as you did not have full cover from British gas to repair the leakage the refused to do so and were asking for payment-kash said he will send his person) who below the boiler after taking out the wooden frame in one of the gas pipe found a lose screw and had tightened it -IT was the same area were we were also smelling gas.The problem whether to be fixed at same time or not a expert only can tell, i hope you agree and me and my husband are not expert in this area.
Kash was telling us you had detected a wrong leak and in a abusive language.I repeat( i forgot the count also how many times i am repeating)British gas engineer detected a leak and stopped our supply.

Further more i suppose you would have done Gas safety check for this property and would have a certificate .CAN WE PLEASE GET IT KASH IS NOT RESPONDING TO THIS.

Regarding the heater yes my husband sent mail on 7th Nov as the windows (slides not closing and hence cold air is coming and making rooms very cold at night) were not fixed so we switched the heaters.
We reported this on 27th August but then it was no so cold se we we had not turned on heaters but now my son being ill we turned on heater with switching the knob in boiler to both room heater and water water heater and still it did not switch on.We tried to find some switch in kitchen but of no use.After that we emailed you.After converstaion with you ,you said you will tell the window guy to have a look as he is anyways coming to fix the window stuff at 2pm.The guy then came at 4pm and there was a tiny needle like lever(i will not call it switch) which had to be moved to a certain position apart from the knob which we had already pointed to both water and room heating.
So we are not dreamers nor boilers expert and me and my husband has not repaired or installed boilers.We were also not given any manuals for any of the good in the house.So if you still think you can cheat and put the visit bill to us I would really call it a shame.

Regarding windows-We had emailed on 27th August and also double glazed window or living room one of the glass broken which is adding to cold.I hope you can count the time elapsed since then and you are not able to find a match till now i am highly surprised.
Also regarding your landlord concern i am not sure what Kash or you have communicated the windows are not closing air tight is teh issue so there is always air circulating how that would add to dampness i still cannot understand. Also we are very concerned about safety of our health and we open kitchen drawing room and bedroom windows time to time.

Also we were told (both me and my husband)that this property had a dedicated parking by Mr Kash(we had no car so we told this to Kash so he said it doe snot matter it has parking hence the rent is high) and now we have friends visiting and we need that and as per expectation from Kash now says no parking.


also we are aware of the lease breaking clause but yesterday Kash had told that he has spoken to the landlord and giving us notice and we have yet to receive this in written format.Or was he trying to ear money by forcing a lease breaking.
If the landlord wants to give us notice we are fine with that but we want things that are causing us health issue to be dealt professionally AND AT HIGH PRIORITY .And if next time we get abusive language it would not be ignored like we did in last 3 times.

I must inform you that your husband had emailed Kash last week on 07th November @ 15.45 – the email was: room heater are not working and please send someone to fix this, and we had responded to this on same day @ 15.52 hours that is this to do with room heaters only or hot water also? Your husband had responded saying this is only to do with the heaters and which we found unusual, since the boiler was serviced recently.
When we received a response from your husband we had arranged a builder to come and see this when he was there anyway since we suspected that you might be causing/requesting a service that is not due for a repair because we already had this problem with you a under a month ago with gas leak and we were reported no leak from the Gas engineer when he had come to fix the leak if there was any. His words to us was – there was no leak found however he had tightened all the possible screws where if there was any problem then it could be fixed at a same time" Since our client/landlord had spent £150 plus vat in cost for this visit from a gas engineer, we not only find this unreasonable but also unfair for our client to wear such costs when he should not be held liable for someone who can not even turn the switch on for the boiler and instead chooses to complain saying it is not working.

Windows – We are trying every possible effort to fix the vent however we could not find an exact replacement for these vents and since then we have requested a builder to come and close this for you. It has been done already. I am very surprised that you turned the heater/boiler on now and not all this time you have been living there since last three months. If you are complaining about your son's health, then I am afraid if you had turned the boiler on all this time then the apartment would not be as cold as you are complaining it was. NOT TURNING THE HEATER ON AND BLAMING THE AGENT(S) FOR YOUR PERSONAL HEALTH IS UNREASONABLE.

In fact the landlord is worried that if the windows were not opened during the entire tenancy with you or at least for the necessary air circulation then it could lead the flat to suffer condensation/damp issues and this would cost him to paint the flat again which was done just last year, and it could cost you and your family a potential health issues. In the history of this flat there has been no case reported with damp/condensation problem at least under our management in last four years.
Please note that we are not forcing you to carry on the tenancy if you are not happy to stay here, if you need to move out and find your family a better home then please do so if not the landlord will be serving a notice to terminate the tenancy by exercising the break clause.

Also we will not pay for switch which you chose not to tell us or send manuals and instead of you or someone from your office coming and tell us send a person... your office has told us to ask the window fixing guy else we are not as sharp as you to have such dream... check with your assistant.Also in case you do not know what instruction manuals are we will tell you free of cost

It is common sense which all can understand that either you have to give us instructions manuals or tell us . We had asked you right???Mail was sent which you didn't bother to reply.

The emotional twist as only person like you can say which has greed all over and unprofessional attitude.27th August we send mail windows not getting shut fully. Room getting cold. You are not fixing it I am sure you can calculate how much time has passed and 7th November we tried turning heater and a small switch without label or instruction was needed additionally than the knob. We are not as intelligent as you to know all the hidden switch with out instruction manual. And you are not even ashamed telling us we giving emotional twist because of your negligence my son had fever twice.. well NHS but be conspiring against you who had done check ups too..
You have not given gas safety check certificate another emotional twist or should I understand you cannot afford and risk 3 lives.
So if a 2.5 yr old fell ill because the slide in the window is broken and room getting cold and have been told to you on 27th August is not called emotional twist it is called cheating by letting agent who is taking rent but not fixing thing in the apartment which was broken and had been rented to fool tenants.
Also I am sure giving instruction manuals won't make you poor
It is just one of several example of you negligence and interest only in money of the tenant.

Also to quote you don't have right to use abusive language and this is the third time it has happened and will not be tolerated now

Firstly I would reiterate the information that even though you bring an emotional twist in the matter I would stick to my words that I can not afford to send builder/plumber/electrician to come and turn a switch on for your boiler and see it working and you can't be asked to do this because you are under the impression that you have paid the fees and it covers it all then I am sorry neither us nor my client can afford this.

I shall send you the bill for the service/privilege that you were provided with from a builder to come and turn the switch on for you to show you the boiler working all ok. I am sorry but once again I will have to say that we can not afford our client to entertain invoices like this otherwise he/she will end up seeing no rent going his/her way.

I can not please everyone but have to stick with who is right and who is not. If you think this is disrespectful or abusive then I am afraid I can not resolve such things.

I shall ask the landlord to respond on this complain raised here so that next Landlord you opt for the next property is made aware about this and charge you rent accordingly.

Hi Virat, If you allow me to put the copy of the inventory check in and check out pictures, copy of the service agreement. I guess that will be more than enough and useful for people seeing your comments. I am sure that people will be able to justify from there itself. If you think you could provide an extremely poor quality property and do not show any intention to get it right but still expect a full rent from tenants then I am afraid you need that agent you have been raving about. What agent could do to change your mind?
I am a landlord renting various properties in Wembley and surrounding area. I have always used the same 2 local agents to rent all my properties. One of the agents there called Kash Shah left one of the agents to work for the other and then left to work for an online agency called Open House. He has since been emailing me and calling me constantly asking me to give him my properties which I am not prepared to do. I have always been happy with the agents I use and have no desire to hand my properties to some online company that no one has heard of. I feel that Kash Shah has hounded me and also taken my personal details with him which surely is against data protection. He is totally unprofessional. I believe from speaking to my agents that he is being sued already by both companies and is being taken to court. I appreciate agents are always keen but Kash Shah is too much. He is too persistant and has also made many bad remarks about the agents he himself used to work for. People like him give agents a bad name.
