Gas fire place in living room despite gas safety engineer recommending to Rawlinson and landlord that gas fire place needs servicing since before we moved in November 2015 every year. Gas fire place never serviced for the three years we lived in the rented flat.
The landlord left the flat in a filthy state when we moved in, it took us at least 3 weeks every day for 30 minutes to clean the oven alone to a usable state. At the end of tenancy landlord and agent wanted to charge us for cleaning services and decorating despite us consistently keeping the place clean.
Rawlinson Gold also send a man around to perform PATS testing, the engineer gives less that 24 hours notice and says do not worry he will collect the keys from Rawlinson Gold. This is also known as trespass.
Rawlinson Gold insisted on us not being present at the check out inventory, they would not give a date or time when it was going to happen. Everywhere else I have rented I have always been told that tenants need to be present at the end of tenancy inventory/ check out.
I asked Rawlinson Gold to send me and my husband copies of the quotes for all of the alleged items they found in the check out inventory that we were not present for, when I called them they said that we could highly likely be charged more than our deposit, I then said I am not happy about this yet agreed for us to not get any deposit back so that we would not get charged any extra. In a conversation to Steven Gosling passed a message to Sarah Smith to say that they had already started work in the bathroom despite me requesting quotes and written evidence of the costs.

The whole process of renting with Rawlinson Gold on two occasions has been extremely distressing.
My best advice is stay away from this corrupt letting agent they will will find a way of keeping your hard earned deposit. They will allow engineers to trespass without notice. If you are a single woman stay well away as if your landlord lets himself in your rented accommodation you never know what he may leave behind from getting up to no good. They need to get all of their landlords DBS checked.

As you are aware Rawlinson Gold have no authority to manage the property in question, and we can only assume that the reason for your grievance with us as a company, is your loss of deposit which was due to the damage caused by yourselves whilst in occupation.
We note that full independent inventory and check out procedures were followed and impartial advice was provided to you in the event that you wished to dispute your landlords claim.
Rawlinson Gold are members of The Property Ombudsman scheme and as such we adhere to a strict code of conduct. We have a structured complaints procedure in place which we would invite you to use in order to settle any grievance.
