Landlords if you are considering using Clyde, please re-think your agent unless you want it mis-managed, overcrowded and damaged. Do not fall for their sales talk that there will be inspections every two months, I have an email which states they aim for quarterly. However as in our experience and in the words of management, if the tenant doesn't give access, we can't do anything. During the actual inspections they got access for, the inspection agent happily took photos of extra beds, suitcases, toothbrushes and a fridge without asking why, when there was only one person listed on the tenancy agreement at our property. We continually challenged this and it was agreed, it was looking like an unauthorised occupancy, however nothing was done. In the end we have had to serve notice to quit due to the incompetence of Clyde who consistently ignore and cherry pick responses. They are alway quick to email anything that the tenant reports, however they do not enable you to gain access to carry out maintenance issues. The tenant has caused damage to our property, issues that fall within their tenant agreement as damage, however we have been told this will have to go to the tenancy deposit fund to rectify.
Landlords we used Clyde as we believed they would act as our agent and manage the property and ensure it was kept to the standard it was let at, this is not the case and falls well short of what we anticipated paying the fee each month for. Despite complaining they do not act accordingly. Do not put yourself through the stress they have caused us and use a reputable agency instead. We are now in the process of escalating our complaint to the relevant agencies.
Comment on agent fees
They charge too much for the service they provide. They claim to carry out two monthly inspections then say if the tenant doesn’t want to give access, they don’t have to. We now have an authorised HMO because of their incompetence.
