Student Tenants & Parents Beware! This letting agent will just take your money and do very little else! In my daughters case the landlord thought he had access to the property when ever he wanted. Emails were not replied to. Things like smoke detectors were not attended to after numerous Emails had been sent. Leaky toilets not attended to in reasonable time, etc, etc.

What topped it off, when the property was vacated, My wife & I spent a day cleaning the property top to bottom! In hope we would reclaim our full deposit. You could have eaten your dinner off of the floor! It was spotless! Forty 45 days latter, after chasing them twice (15 days overdue!) we had the exit statement with deductions of over £150 per tenant! £600 in total, for cleaning (which was not necessary) Resealing the bath (not a tenants responsibility), cleaning the garden and get a load of this "Replacing" The Smoke Alarms (not a tenants responsibility)!!!!

All of this is within the law, (and they know it!) but they know that only very few, if any will dispute this with the deposit holding company, because the process is to long winded!

The owner of Envisage letting owns a lot of the property the agent lets, so you can't talk to the landlord direct.

I can only give you five words that explain this organisation. "Rip off merchants", "Robbers" & "Sharks"!!!!! Don't engage with them!! find a more reputable agent.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed).
