Happened some time ago; but still vivid unfortunately.
As a factual description (we were prospective tenants):
- 23Dec16: we visited two advertised flats, and paid a deposit for one (£420, serving as agency fee); were told it would be put off the market and we would be able to move on Saturday 7 Jan.
- 31Dec: received email acknowledgement of the deposit paid, alongside request for completing a referencing form
- 1Jan17: returned the form by email
- 4Jan(Wed): received email alerting that the agency could not get hold of the landlord; advised to take the other flat we viewed (but did not want). Also advised to visit another flat (which I did the day after - new agent was about 20 min late; the previous one was a no show), which turned out to be the second one we viewed on 23Dec.
- 5-9Jan: back and forth comms (deposit was returned some time after)
- 6 Jan: went back to the flat we wanted; it had been let to other people, by another agency. .
- 7Jan: we ended up moving to an AirBnB for a week, until we found another flat, via ANOTHER agency.

I wouldn't say they are lowest in Docklands, but at the same time the are far lesser than Foxtons, Outlook, Alan Harvey, etc... Unlike other agents, their agent fees include check-in/check-out as well.
