I would like to formally complain about Satnam Gil and Reiss Samuels.
Whilst looking for a 4/5 bed house in Isle of Dogs, we had 2 viewings booked. One with Reiss Samuels and one with Bentley Matthews. As it transpired, the viewings were in fact for the same house on Ferry Street.
The first viewing was with Satnam, who showed us around and assured us that the house was HMO licensed for 5 people. When we said we liked the flat, but had another viewing, he probed and probed to find out who the viewing was with. We explained that we were meeting a man from Bentley Matthews to view a house on Ferry Street. Satnam explained that he knew who we would be meeting, that they are good friends and we should cancel the meeting to “save our time”. We did not believe Satnam and decided it was best to take the viewing of the same house with a different agent.
Bentley Matthews were brilliant. The man showed us around and explained that the house was indeed not HMO licensed for 5 people and if we wanted a fifth tenant he would not be able to have a formal contract. He also informed us that Satnam is not his “good friend” and indeed plays this trick many times on perspective clients. Trying to steal business away. We put in our offer through Bentley Matthews (who also offered much more reasonable admin fees than Reiss Samuels) and the landlord eventually accepted after a few negations.
I looked at my work phone later that night and realised Satnam had actually been aggressively texting me after our viewing with him.
The first text, which was received as we were viewing the house with Bentley Matthews read: “Hi John, I have taken another offer for Ferry street as a 5 bed for £3466.67 from a earlier viewing I have tried to ring you abut there was no answer. Satnam” This was a complete lie as we knew. Satnam hadn't had any more viewings on that property and he was bragging about renting it out at a higher rate, just to spite us.
The next text which I received after we had negotiated our price with the landlord read: “John the landlord has rung me up laughing at you because you went to another agent to get a lower offer which he declined for why you didn't you just ring me I did say the price be open to negotiation. Don't bother ringing us again. If you do move move into one of this landlords properties I will start viewings from 10th January as per contract”. This text was also a lie as the landlord accepted our offer through Bentley Matthews.
Satnam was threatening, aggressive and didn't like not getting his own way. I urge any potential customers to avoid Reiss Samuels and use a more respectable agent. As it is now the end of our tenancy, I have let the Landlord know about this experience and have urged him not to use Reiss Samuels again.

We received a reservation deposit for immediate move in before you paid however this did not go through just before the contract start date as mentioned in the previous email, if you still do not understand this please come into the office to meet me and I am more then happy to discuss this with you

Both myself and the landlord don't understand why you have made a complaint after 12 months after Satnam has told you that there was another offer

Satnam Gill is the director of Reiss-Samuels, the landlord and myself and satnam have requested for you to come into the office for a meeting with you, there has not been no response back.

John in the future if you arrange a viewing for a property try not to arrange a viewing for the same property with different letting agents.

Your chain of events seem inconsistent with the messages I have on my phone from Satnam. He clearly states he had just "taken another offer". How can that be if the offer was already there?

"Hi John, I have taken another offer for Ferry street as a 5 bed for £3466.67 from a earlier viewing I have tried to ring you abut there was no answer"

Nothing can excuse the manner in which you allow your employee to conduct business and the messages you are now aware he sends to clients. Does this correctly reflect Reiss Samuels or will you be taking appropriate action to ensure Satnam does not send aggressive messages to other prospective clients?

Reiss-samuels received a reservation deposit for immediate move in as well as the other offer for the next academic year with students before you paid a reservation deposit. The rental amount was £3466.67 higher then your offer however just before the contract start date the rental did not go ahead hence why you were offered the property. If you were not told about this the then this has nothing to do with Reiss-samuels

Hi Emma,

I believe you are confusing the dates still. We had no intention to renew the contract and I am speaking about the events that tooke place when we first applied to rent the house back in Sep 2017. We received the texts from Satnam in 2017 confirming he had taken an offer for the house we were just about to rent (and in fact did as you know).

Why did Satnam text to say he had an offer in 2017 when he didn't?

Why did Satnam text saying the landlord rejected our offer in 2017 when he hadn't?

Why do you allow your employees to send prospective tenants aggressive messages meant for intimidation?

Please do let me know on the above.

Dear John,

There is no confusion from our end here, Satnam took a deposit from a group of 5 students around the first week of October 2017, Students do search and reserve larger properties in this area up to 12 months before the start of the tenancy. The commencement date was the 15th September 2018 - They did come back several times after the 10th January to Show other people that they were moving in with and measure up

Your tenancy was for a fixed period and due to the ammount you were paying the tenancy would not of been renewed, the property was only offered to you because at that time of year the lettings market was extremley slow which you should of been made aware

I have spoken to the landlord last week and have checked the text messages that were sent to you, you were not given any false information. The landlord will not be taking his business elsewhere.

John when you arranged the viewings you double booked to see the same property with 2 letting agents i dont know how you manged to do that however the landlord has said that the tenancy went very smoothly with yourselves and there were no issues

The landlord has sent all 4 tenants a text message confirming he can a attend a meeting with yourselves and us should you wish but we have had no response back

Hi Emma,

I think you may have confused the time period we are speaking about. All of the activity I mentioned took place in September 2017. We have now moved out of the property in Ferry Street where we did indeed secure the property for £2925 pcm despite Satnam's best attempts to scare us away and lie about it's occupancy.

We checked out of the property on 12th September and had a good relationship with the landlord during our tenancy. We have warned him of our dealings with Reiss Samuels last year.

Since letting the landlord know about what occurred last year (we decided not to inform him until our tenancy was up) we have since received the below text from Satnam

"John just read the email you sent to the landlord, ahhh Are you upset. The landlords not going to stop using us"

Are you able to explain why you allow Satnam to send these types of messages to potential clients? He is aggressive, threatening and hostile. He also lies in his messages and has zero integrity or business acumen. I struggle to understand why Reiss Samuels does not put an end to this behaviour? (I can see I am not the first person to comment on Satnam).

I look forward to hearing your thoughts on this matter.

Dear John Murdoch,

We received a offer £3683.33 per calendar month before you had booked 8 ferry street, the tenants have just moved in last month the property does have a HMO licence.

As clearly stated on the assured shorthold tenancy agreement you signed viewings will commence from 10th January 2018,

The contract would not be renewed with yourselves as another offer was already in place and at a higher price, you should of been made aware of this.

I understand the landlord has been in touch with all 4 tenants about arranging a meeting with us and the landlord in our office should you wish


I can confirm you have never made a formal complaint directly to Reiss-Samuels

Tegan Firstly the landlord gave three extensions for the guarantor/guarantors to complete the reference process which included filling in application forms and providing documentation. All confirmed in writing. The prospective tenants were well organised no issues there.
