The agency seemed very honest and transparent AT FIRST. We found an ideal home in an ideal location, after months of searching. We payed the retainer, and were excited to move. Then, four days before actual move in day, we were told that the property wasn't available because the previous tenants decided to stay. This wasn't even communicated to me in person, I had to find out through my housemate, even though I was the person in charge of ALL arrangements, leading me to believe that they wanted to avoid confrontation, which is incredibly unprofessional. Every time I called back for more information on the matter, no one seemed to know about my case, and the urgency of the matter was not appreciated by anyone. We ended up having to stay at other people's houses while we found a place far far away from this agency.
I understand that problems can always arise with new tenants. I just think that if they do, it is the agency's responsibility to
a) Take ownership
b) Communicate with their clients DIRECTLY instead of being, for lack of a better word, sneaky, and go behind their back
c) Ensure that they find another place within the time limit, which we were very clear about from the beginning
d) Ensure that their clients are AWARE that the current tenants have the right to stay for another year, even though you have already payed for the property.
For the steep agency fees they charge, it was not worth the hassle and it was the most stressful week of my life. Definitely go for a more established agency! And if you do go with them, get as much in writing as you possibly can because they can take it away without any notice and leave you essentially homeless.
