I had very specific requirements when I moved into the flat that I'm renting from them. Though these were agreed to before I paid the deposit none of them were met before the inventory took place. Keatons had three weeks to perform the cleaning, furniture removals and
paint work that I'd asked for (as the flat is covered in mould, the kitchen had grease stains and crumbs left by a previous tenant, the mattress was stained and the dining table was ugly) - nearly a week longer than they were supposed to due to their using a slow referencing company and being unresponsive when I asked them to clarify payment details - and they still couldn't do this on time. They took four days just to clean the inside of the fridge. When asked why, they blamed the landlady when it was clearly their fault for not adequately chasing someone that they've worked with for six years.
Apparently the property is managed by the Stratford office which most of the bad reviews on here are about. The flat itself is based in Bow and at the start when I asked Stevie in Stratford for details, she would often defer to Kieran in the Bow office. Kieran, without any explanation or notice, dropped a requirement for a clean bed when he wrote up the application form even though I'd told him that this was what I wanted verbally and via email. During the viewing and in phone calls he tried to gaslight me, telling me the flat had been professionally cleaned when it hadn't (he later admitted that it had only been cleaned by the tenants). He would often imply that I could move in earlier than was possible, playing on my desperation to leave a previous flat owned by a rogue landlord. This resulted in my having to cancel a man and van at the very last minute and losing the £60 deposit. The fact that the flat simply wasn't ready at all when the rent cycle was supposed to start also meant paying extra rent at the previous, more dangerous, flat. Because no-one had ensured that the lock worked properly before I moved in, I wound up getting locked in the flat on my first night which caused further delays with the second moving van and cost me even more money. I was so upset when I was locked in what was supposed to be my new flat and all their contractors and admin staff could do was tell me to "calm down" (one guy was so tone deaf as to yell at me about how he didn't even have to take the job when I had every reason to panic).
The washing machine in the flat broke after six or so washes in the first week and would drain in the sink (which itself was connected to a leaky pipe that was also missed). The person who came round to fix it whilst I was away (someone called John from a place called "Great Deal Trading") was so disrespectful as to use my clothes and plates to clean away the mess.
I have raised a formal complaint with Keatons but as they have yet to give me a clear answer on the matter of compensation, I'm now having to consider legal action and the involvement of the council. Considering, the hellish scenario that I had just experienced with a lesser-known estate agent, it's so disheartening that I've had to deal with even more stress with such a well known brand. The fact that this flat is by far the most expensive place I've lived in merely adds insult to injury. Estate agents like this really embody everything that is rotten in London right now.
