Tenant Fees

New Assured Shorthold Tenancies (ASTs) Signed On or After 1st June 2019
Holding Deposit (per tenancy)
One Week’s rent. This is to reserve a property and will be offset against 1st months Rental. Please note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit (per tenancy. Rent under £50,000 per year)
Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s)
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (Tenant’s Request)
£50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenant’s Request)
£50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination (Tenant’s Request)
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

You should have received a call explaining the landlord had decided to sell you apartment, explaining that this would not affect your fixed term agreement but we would kindly request you allow viewings to take place. We sincerely apologise if this call didn't occur before you were notified of viewings taking place.
Regarding the request to replace the window handles, this request was received mis September and your landlord authorised a contractor to attend. Unfortunately as the building is listed and the windows are old, the contractor had to source handles which did take approximately 4 weeks.
The fridge freezer was new and under warranty. The manufacturer was therefore advised of the repair required and instructed to repair or replace. Unfortunately the Landlord, nor Ascend can be held responsible for appliances being faulty and can only do their best to rectify. The Landlord would not be responsible for purchasing a new appliance when he recently purchased one before you moved in which unfortunately required a repair covered under the warranty. One of our property management team did offer on a number of occasions to assist you with the communication with the warranty provider.
The apartment was sold and you were served with the official notice to vacate at the end of your agreement. Upon the notice expiring the energy supply was to be moved to a new provider in advance of the new purchaser moving in. Two days prior to the vacate notice expiring and out of office hours you advised Ascend you were unable to vacate. This was picked up when the office opened the following day, the day before the vacate notice expired, unfortunately this wasn't long enough for the energy provider to stop the transfer. We apologise for any inconvenience caused. Finally our fees are completely transparent and are displayed in our branches, on our website and within our terms and conditions, we believe our renewal fees are in line with current market fees.
