I live in an apartment managed by HML Ashton Chater. They are not proactive and only do anything if you keep asking persistently. First few emails will usually not be responded to. Some examples
-Lighting in communal areas went out, it took over 3 months and many complaints a d reminders for tgem to get an electrician. It's pitch dark at night so you need a torch, it's a safety hazard. It happened again last month and no action from them despite many complaints. Residents had to call an electrician to switch lights on permanently, this means more expensive service charge for us, still they have not commisioned the fix. Very poor, they just dont care.
-Windows are dirty and don't get cleaned
-External communal areas,are dirty and no cleaning on the weekends whatsoever which has led to a rat infestation
- People park in other people's allocated parking, but they dont commission parking poles despite saying the would last year
-Communal areas are sometimes used for personal storage, HML have no idea how to enforce removal of those items. If you complain enough they'll send out a letter, but are weak to follow tgrough even though they're aware it's a fire risk
-Some residents have pets like dogs, even though it's against the lease to jave without explicit permission. Again HML take no action. They don't mind if lease terms are not followed, provided tgey don't have to do anything
-Flooding left damage to entrance hall over 3 months ago. Despite complaints about damage and resulting mould they have still not commisioned a contractor to repair
-Poor communication wrt what's happening or planned
- People hang clothes on balconies so it looks like a council estate and they dont do anything
-for many years, they have been planning an upgrade to windows but ofcourse nothing has happened
-Doors deteriorating because they've not been painted and maintained
This is just the tip of the iceberg!
Very high management service rates despite their lack of activity. There are many professional management service companies who are more reactive and cheaper, I don't understand why anyone would use HML, very frustrating to have to write this public review in the hope they might make an effort to improve though I doubt it will make any difference.
On a personal level some of the staff are nice, but they just don't do much, and what is done is at the pace of a severely aged snail.
