We let two properties with Ullyotts and then listed one of them for sale with them.
The fee structure was very competitive, and they found tenants for both properties quite quickly. The ladies we dealt with were warm, friendly and professional - they did what they said they would do in a timely fashion.
One property went really well, the other was more problematic, though the only real issue we had whilst tenants were in was that the tenant kept paying late and because he wasn't on DD Ulyotts were unable to help - it's an important matter and constantly chasing for money isn't what we'd have wanted so my advice to anyone would be insist on tenants going on DD if at all possible.
There were problems after the tenant moved, mainly because bills were left unpaid...and I suppose the letting agent should withold the bond in this instance so that wasn't ideal either.
That property was then listed for sale with Ullyotts - and from here on it did not go well. We live abroad and asked for them to value and obviously check the property was in a decent state of cleanliness (I was very specific as we obviously could not do this in person). We were told it was fine and ok to put on the market/show interested parties around.
The house went on the market (though the photos did not go up very quickly and when they did there were some missing which we had to chase Ulyotts about). The first viewers looked around the house and the feedback was it was not in a fit state to show people around. The only thing I was told at the time was maybe we should drop the price a little (only 3 weeks after we'd agreed jointly on the price it would be listed at and been assured the market for this type of property/area was bouyant).
Turns out there was still food in the fridge, dirty dishes in the dishwasher and tissue paper left where their hide been a leak in the seal of the conservatory roof (we only found this out because we asked friends to go check the house out).
I rang and left a VM about this saying I was not happy - I didn't get a call back. In fact, I didn't get any calls/emails from Ulyotts for 3 months after that...not one. So proactive they most certainly have not been.
It seems sales is blaming rentals for the state of the house /lack of comms about it but I had been quite clear on the need to understand it in detail.
I have asked them to waive the delisting fee in the contract as we wish to take it off the market but that has been refused -given the fact they've not been in touch about the property for so long I find that amazing.
I accept that perhaps it is partly our responsibility too but I would not use Ullyotts again because of the experience.
