I rented from Atlantis from January 2012 till November 2012. Upon paying all deposits and agency fees i signed my tenancy at there market place offices and got told that the owner would sign his part then an agent would bring me my copy to the property the day i move in as they would be meeting me at property with keys. I agreed thinking this would not be an issue, move in day comes round and i meet agent at property who states they had not been told to bring tenancy agreement at this point im not overly worried as they state they would post it and i figured i could trust a company as big and widely used as atlantis after all on the face of it they seem friendly and very professional when signing up. Tenancy agreement never showed up, so i called and got told it was being processed still and i would get it when it was done. Never received it during whole time i lived at property and was told after leaving that it was lost somewhere along that timeline. What a shock i had when having to complain, that very professional attitude changed very quickly and turned to dismissive and eventually to threatening. During this time I made various complaints about the state of the property I was renting which got ignored. The property standard was so bad that you could push your fingers through the walls. There was no child locks on any windows which nearly resulted in my child falling from a 3rd story window, when I complained about this I got told I should look after my children better. I reported that the bath tub when i moved in had a massive crack in it and that it was clearly leaking apparently not a priority. My smoke detectors where removed by maintenance day i moved in as there was a fault and never replaced, bearing in mind my property was above a sandwich shop who used industrial ovens to cook all bread fresh.i reported that the bathroom that had no windows had no power supply to the lights so was always in pitch black, not a priority. I ended up having to run an extension lead into the room with a lamp so that it could be used. I reported that the heating did not work which never got fixed during my whole time living there, in a house that the walls where falling apart and old windows that allowed breeze in when closed. After months of back and forth over the endless list of maintenance issues which I was told could not be fixed until the owner agreed I got a phone call from the owner of Atlantis who it turned out also owned the property I was renting. I told him during this call that i had had enough and i was going to get a health inspector to come to the property at this point he turned very nasty I got a mouth full of abuse got threatened by him, who stated "if I didn't like it, to get the f**k out of his property and that if I carried on bugging him he would send someone round to the property to get me out, that i would be removed by my throat and that although he might be rich and wear a suit he knew people that would remove me by force". I then decided to withheld my rental payments until the issues where solved and told them i was doing it until issues where solved as the property as it was not liveable for myself, partner and child (was 2 at the time) Within weeks of doing this I had court eviction paperwork through my door. At court Atlantis sent two very highly paid solicitors who made out that I owed thousands of pounds even tho I had proof I didn't they then bullied me into agreeing to leave the property. They stated i had never complained about any maintenance issues and had conveniently Atlantis had lost all my letters, emails and even my tenancy agreement. A month later as agreed I moved all my stuff out the property and waited for the estate agent to come collect keys from me as agreed on a set date so they could go around property and asses at same time. Instead they sent locksmiths and there rather large maintenance team to get me out. I left the property in better condition that when I moved in having fixed alot of issues myself or via builder friends. They then refused to release my deposit stating I had trashed the property because of certain issues that i had made very clear needed to be fixed when i moved in. Due to lack of funds i couldn't afford to go court to get that back so i wrote it off and moved on. Years pass and my guarantor gets a court letter stating that thousands are owed so he attends court brings proof that nothing is owed and leaves court. Couple months pass and another court order turns up stating thousands are owed, my guarantor at this point as an owner of a very busy business cannot spare the time off work to go court so he pays off the full amount they say to end the matter. You would think that would be the end of it right??? But no, over 5 years later. Today he received a phone call stating thousands are owed and he can either attend court again or pay in CASH what is owed. He has told them to take him to court again at the advice of his own solicitor who has previously looked into this issue and has stated this is harassment that the money he paid previously wasn't owed after looking through all the proof. This company are dodgy as hell, they clearly don't manage properties with any type of respect for the tenant or The owners. They try to rip people off stating money is owed when it isn't and keep trying to bully people until they just pay it to end the matter.

We were without the main bathroom and the balcony and the front door for nearly five months, and would have been more if we had not got Environmental Health involved. I withheld a portion of the rent for this period as I was not going to pay for something I had not received. When the repairs were eventually complete(minus the front door which was NEVER repaired in the entire time of our tenancy - 2.5 yrs) the owner threatened to take me to court for the withheld amount which I refused to pay. This went on month after month - I went through the formal complaint procedure where Atlantis assigned the agent we were complaining about to do the investigation - no prizes for guessing what their findings were!!
We decided not to go to the Ombudsman because we had absolutely no confidence in their impartiality.
Mercifully after a year Atlantis Lettings was sold to Romans(they must have got it on the cheap because there would have been no goodwill to buy).Romans then advised me every month that the landlord had told them about a rent arrears.
To cut a long story short, we eventually had enough money to be able to move out of that cesspit, and knowing that the slumlord would somehow contrive to retain our deposit on the pretext of damage etc, despite the fact the property was left in an immeasurably better condition than when we got it, we stopped paying rent 1.5 months before leaving(the amount of the deposit). I was advised that the landlord could go to the small claims court to get the abated rent and I in turn advised Romans that I would countersue for fraudulent misrepresentation- (we were not told about the bathroom or the broken balcony on viewing) and reckless endangerment due to the undisclosed state of disrepair of the property(backed up by the Environmental Health investigation).
Fortunately for Reading this pathetic excuse for a company is no more, but less fortunately one of the most incompetent and dishonest people I have ever had to deal with(Angela Jennings) is probably employed at some other unsuspecting agency in the area.
